1. How is your Price? Chances are if your property is sitting empty, the number 1 reason is because it is over priced!

2. How soon Can you Show the property? I'm sure you have heard the saying "strike while the iron is hot". Well if someone calls today and you can't show the property until next weekend, what is stopping them from looking at the other 5 properties next door for rent, while they are waiting on you?

or at least that's what it looks like on TV. Some of the shows make it look like it took less time than it will take for me to write this blog post.

Everyone knows, especially looking back, the last few years were INSANE. The first moment of clarity I had, I saw was when I was standing in line at the grocery store and the bag boy who looked like he might have been 18 (maybe) was talking about flipping a house. He said he had already been approved for up to $400k on a mortgage and he worked part time at the grocery store.

Mixed Real Estate News

On August 25th, the Wall Street Journal had some mixed news.

The existing home sales were up in July, but on market inventory expanded.

The positive thing is that homes are selling, now if builders will just cut production and people who do not have to sell or have there homes over priced will pull them off the market, everyone can be happy again.

The article goes on to say that normal appreciation levels should return in 2009.

When you look at homes, how much energy it takes to live there comfortably is an important factor.
