Many of the folks looking for Litchfield Beach property are interested in the tranquil small city atmosphere the Pawleys Island area offers.

There are plenty of positive reasons to purchase in this area instead of in Myrtle Beach area. Litchfield Beach is located in Georgetown County, which normally means taxes are a little lower as well as insurance in numerous cases. The Litchfield Beach area has not suffered from the fall in real estate costs like the remainder of the Grand Strand. Prices in Litchfield Beach have remained more steady.
Litchfield Beach repossessions

Like other areas in the united states Foreclosures in Litchfield Beach have been rising. The biggest difference is in Litchfield prices have stayed stable.
Litchfield Beach Short Sales

For many folks the idea of a short sale is pretty new. In the past the real estate market was moving so quickly, it was rare when you heard of someone being the other way up on their mortgage. Now days things are a lot different. Short sales in Litchfield Beach have also become more common. A short sale is where the bank agrees to let the seller sell the home for less than what is owed on the mortgage. Many times a short sale can be a win-win for the buyer and the vendor. The vendor gets to sell a property that possibilities are they couldn't afford and the buyer gets a property many times at a great amount.

Litchfield Beach real estate has a lot to give. Litchfield By the Sea offers single family houses, duplexes and condos. The unique thing about the area is due to the low density policy that Pawleys Island has maintained there aren't any massive high rise resorts like Myrtle Beach has.

If you are purchasing in one of the resorts or buying a home that's either sea front or ocean view there are still chances to hire your property out to vacationers. Normally homes and condos that are further than walking distance to the beach and used for year round living and are normally not considered weekly / nightly holiday properties.

because of the size of the area the quantity of Litchfield Beach homes and Litchfield Beach apartments communities are limited. As buildable land in the area is constructed on the scarcity is sure to drive costs back up in the future.
Litchfield Beach Real Estate

Litchfield Inn pawleys Island, SC

Litchfield inn Pawleys Island

Litchfield hotel is found in beautiful Pawleys Island, SC. Pawleys Island is found just a few miles south of the Myrtle Beach. The area is home to the most well liked beach on the east coast of the U. S. .

The giant traveller months are June, July and August. In that time the grand Strand will bring over 13 million visitors to the area. Pawleys Island though will get a lot less holiday maker than the busy downtown Myrtle Beach area. So the area is normally less crowded and offers the feeling of a little beach city. The actual island itself is only about 4 miles long and is one of the oldest resorts in America.

What is unique about Litchfield Inn is its location. Pawleys Island has managed to maintain a low density policy when it comes to building. This has prevented many developers from coming to the area looking to build high rise condo resorts. Coming and spending your vacation at Litchfield Inn will be offering an escape from the busy tourist areas.

Litchfield Inn is a classic beach front resort that features 125 guest rooms all with a tropical decor. Not only is it conviently located to all the major holiday maker attractions, it's just about 10 minutes from central historic Georgetown, SC.

Pawleys Island also have world renowned restaurants. In the past the area was known for fishing boats that would dock in Murrells Inlets and Georgetown. Murrells Inlet is found just minutes from Pawleys Island and has been called the Seafood Capital of the planet. The area has some of the best seafood restaurants that offer marsh front dinning and frequently live entertainment.

Litchfield hotel is also close to many of the finest golf courses in the area. Due to the positioning of Litchfield By The Sea you have got to be a guest at the resort to be ready to use the beach there, so you just about have a personal beach. So far as cost, vacationing in Pawleys Island isn't much different that Myrtle Beach. Just like Myrtle Beach there are some off the beach minimal cost options. However Pawleys Island has kept a low density policy on building so during the property boom the area didn't have any new high rises built sea front. Pawleys Island beaches have been so isolated sea turtles have selected the white wonderful beaches to lay their eggs. Plenty of the neighbors have been extraordinarily protecting over these sites where sea turtle nests have been frequently found. While there are lots of reason you should holiday in the Myrtle Beach area, the choice is clear if you'd like a quality tranquil holiday, away from all of heavy traffic areas but close enough to enjoy never-ending options of fun, Come to Litchfield Beach in Pawleys Island, SC.

For more information visit us at Pawleys Island, SC or Come play golf with us at Myrtle Beach Golf

myrtle beach golf discount packages

Saving Money on a Myrtle Beach Golf trip

So you are aiming to come down and play some golfing in Myrtle Beach, SC? The thing that sets Myrtle Beach apart isn't just the number of courses but the number of great quality courses.

Courses like World Tour Golf Course, which was modeled after 27 of the most famous golfing course holes in the world. Then there's Gary Player's Blackmoor golfing Course and The Grande Dunes golfing courses, solely to name a couple.

The hard part is not getting a tee-time its picking out precisely which courses you would like to play. The Grand Strand features many different styles of courses and scenery. Plenty of the Pawleys Island golfing Courses were built on old rice plantations and still have a lot of the remnants of old homes and plantation buildings. While the courses on the northerly end of Myrtle Beach appear to be more traditional and have tighter fairways.

With so many to choose between we needed to offer a short list to help get the most Myrtle Beach golf for your money.

One ) if you are planning to play several courses during the time you are here you may want to have a look at a golf package. What is becoming more and more common in our market is creative financing.

The big reason this has become more common is because there are a lot of Myrtle Beach real estate owners that need to get out of their property. The banks have tightened their lending standards so much it has slowed down the buying process immensely. As a result property owners have to be more creative. This has included a lot of owner financing on Myrtle Beach condos for sale and a lot of lease options.

When you are buying a property there are a lot of opportunities and pros to purchasing this way. When buying with owner financing, credit standards may not be as strict because it is up to the owners as to what they are willing to accept. Many owners may not even be interested in looking at your credit before deciding if they want to owner finance their property to you.

Also down payment requirements may not be much at all. We have seen many owners require only a couple months’ payments.

Now when purchasing a home with owner financing you will still want to go through the same attorney process. You will want to have a lawyer look over all of your paperwork and a title company to do a title search.

You will want to make sure there are no title issues etc that may prevent you from refinancing or selling your property later on.

Many properties that are owner financed are often sold on what is called a “land Contract”. A land contract basically is an agreement where at a certain point title is transferred to the buyer.

Often times many Myrtle Beach rentals are only rentals because the owner is not able to sell them. So these properties are great to make offers for lease options and owner financing.

Vacation condos and the best time to buy them

Where are most vacation condos located?

Most vacation condos are located in tourist areas such as beaches, lakes, golf course and ski resorts.

They are typically in place where people would go to spend a weekend or week to enjoy nearby attractions.

Other areas would include near major attractions. In Orlando, Fl there are many vacation condos because of all of the nearby attractions. Myrtle Beach Condoshave also been extremely popular.

In the last few years there have been several developers such as the Ginn Company who have owned land that was not by nearby natural attraction, so what they done was create their own. This was done buy digging lakes and ponds, water parks, restaurants and other features to make their resort a destination you could go relax and take the entire family.

When is the best time to purchase a vacation Condo?
Often the best prices and purchasing incentives are available during the pre-construction offering before the condo is actually built. During this time developers are often taking reservations and are in need of reserving a certain percentage of the development in order to secure a construction loan to build the property. Many developers are offering guarantees on myrtle beach rentalsright now as well as a tremendous amount of other incentives.

But if you miss out of the Pre construction condosyou can often find great deals in older resorts. Many older myrtle beach condoswere built in prime locations and have all the amenities of new resorts, but have had time to mature and appreciate leaving room for a buyer to be able to purchase an existing condo that has a stable track record of vacation rentals.

The best time of year to purchase in many areas is during the off season. Usually in the off peak season Myrtle Beach Rentals don’t have a large income and most condo owners are more willing to let there myrtle beach rentals go for a cheaper price. During the off season many vacation owners will have already received the bulk of their yearly income and the condo will be producing very little to support itself. During this time of year inventory levels are a little higher than during the busy season and because of the lower incomes may be more inclined to sell at a discount.

Now is also a great time to look at buying
myrtle beach condo foreclosures

starting a property management compnay

Starting a property management company

Starting a property management company can be an extremely rewarding adventure. Real Estate Property Management is something that is highly needed no matter what cycle of the market we are in.

Myrtle Beach Rentals are fairly challenging because being in a tourist area things are constantly changing. Myrtle Beach condos are very dependant on how well the economy is doing. The reason is because most of the area is highly dependant on tourist dollars to drive the retail industry, hotel industry and restaurants.

There are different kinds of Myrtle Beach rentals, the market has a lot of room for annual property rentals, but also vacation rentals are a huge business. Millions of people come to the Myrtle Beach area every year. Many of these people are interested in weekly rentals or nightly rentals. The difficult part of starting this business is it is very seasonal. During the summer months you will be extremely busy. Now the winter months can be difficult.

Vacation rentals can be extremely labor intensive. Every week you have to do check in and check outs, not to mention you have to deal with room cleaning, 24/7 guest complaints and a list of other issues.

The other option is doing annual rentals. Annual rentals are just what it sounds like. These people actually live in the area and plan to stay year round. This is the least labor intensive choice.

You also have some properties like Dunes Village Resort that has condos and time share. This even ads more challenges.

In the state of South Carolina you have to have a property management license or a real estate license to be able to manage real estate for other people. Most cities and counties will also require you to have a business license also.

Now property management is defiantly not a business for the faint of heart. Dealing with people and the place they live is always interested. We have said many times you don’t really know someone until you rent to them.

Starting a Myrtle Beach rentals business managing Myrtle Beach real estate is defiantly something that is needed no matter what cycle of the economy we are in.

We always recommend the follow things are must have items before you get started.

A Post Office Box – this can save a lot of time by requiring all tenants to mail rent in. Letting people come to your home or picking up rent from people can be dangerous, not to mention you don’t want someone coming in your home while you are trying to spend time with your family.

A Fax machine – A fax machine is a must, there are always things needing to be faxed to people and you don’t want to have to hunt one down every time you need one.

Internet connection – Most people find it easy to communicate through email. Email also gives you a paper trail if it is needed later on.

A cell Phone – You don’t want to miss a call from a potential renter – the quicker you can answer or call back the quicker you can show your property and get someone to move in.

That is the basics for starting a property management company. Of course when showing property you always want to remember to be safe.

You also will want to make sure you follow your state guideline for a liscense

Myrtle Beach Condo Rentals

Myrtle Beach condo rentals are extremly popular during the summer months. Actually I want you to own a rental property in Myrtle Beach. But since I can't always have it my way, I am going to give you some advice that works well in our market and will probably work in your market too.

The best places to own rental property.

Ofcourse your rental property goal is more than likely to keep your property rented and get the most for it you can, while minimizing vacancies and keeping expenses low.

You will want to be in a place that constantly provides an excellent of renters.

Our recomendation is purchasing in an affordable area that is close to jobs or a college.

Colleges and Universites have a constant flow of student moving to the area.

rentals in Myrtle Beach do well around Coastal Carolina University and Horry Georgetown Tech.

Also close to the Coastal Grande and Tanger Outlets.
However ofcourse you do want to make sure your prices are affordable and your rental properties are in good shape, hiring a property manager in Myrtle Beach can help with that.

Why Are your Rental Properties Sitting empty!?!?!

Ok
lets see.....

you ran newspaper ads?
You have a sign out front?
You have posted your property on every classified site you can find?
You have your phone number on all of your advertisements?
You have people calling?

but still........its been sitting empty for (fill in number of Months)???

Useually there are a few issues that are often overlooked as to being why your property is sitting empty.

1. How is your Price? Chances are if your property is sitting empty, the number 1 reason is because it is over priced!

Sometimes just lowering the price $25 to $50 can mean the difference between renting out your property today or having it sit another month.

2. How soon Can you Show the property? I'm sure you have heard the saying "strike while the iron is hot". Well if someone calls today and you can't show the property until next weekend, what is stopping them from looking at the other 5 properties next door for rent, while they are waiting on you?

This is a big problem with out of town owners, there just is no way they can run over and show their property in half an hour or the same afternoon.

3. Who answers when someone calls? I don't know about you but I hate leaving voice mail. Sometimes I will just hang up and plan to call again later, but sometimes I will end up loosing the phone number before calling back.

I wonder how many other people are like this? I got news for you, there are a lot of people who just don't leave voice mail. Everytime your phone rings and you don't answer, you could be missing a potential renter.

4. What is Your phone Number? I see this all the time with online rental ads, people only put their email as their method of contact. No phone number at all.

5. Do you have any Pictures? Not having pictures on your on-line classified ads is always a big mistake. About 80% of all real estate buyers start their search on-line now, I feel sure that people searching for rental property are pretty close to that as well. Internet shoppers are smart, they can price check while sitting in their PJs at midnight. If you don't have enough information, more than likely your ads get skipped.

if you need any help getting your Myrtle Beach Rental Rental go to Myrtle Beach Property management

The economics of owning rental property (Get Rich Slow)

Of course if you own rental property you know it is definatly a get rich SLOW scheme. Some people do have goals of make ($X) each month from cash flow. Which is sometime difficult especially in coastal markets.

However in most rental markets a reasonable investment goal is to own a property that when rented pays for itself. If you are not paying out of your pocket than your property is building wealth for you. if you have a property mortgaged for 30 years that pays for itself each month, you are not going to make money over night but in 10to 15 years you will look like you were a genuis!!.

For example if you buy a property for $100,000 at 6% intrest on a 30 year loan and pay payments on it for 10 years, you will only owe $71,048.96 at the end of 15 years.

But lets take into account that the property increased in value an average of 2% compounded over 15 years, your property will be worth $155,796.73.

At the end of 15 years you will have made in equity $84,747.77.

Of course there are always other variables, Myrtle Beach rental property is sure to be desirable in years to come.

With all of retirees moving to the south for warmer milder weather and the lower cost of living, then with it becoming hard to borrow money, Rental property will be more in demand in the next few years.

All you need now is to find a Myrtle Beach Property Management company.

Property Management

With the market slow across the country and the credit market tightening up everyday, if you have a property sitting empty you probably should look at renting it out and holding on to it until the market turns around.

So over the next few weeks I'm planning to write several posts with the topic of property management in Myrtle Beach, the economics of rental property and common mistakes made by landlords. Some of the shows make it look like it took less time than it will take for me to write this blog post.

Everyone knows, especially looking back, the last few years were INSANE. The first moment of clarity I had, I saw was when I was standing in line at the grocery store and the bag boy who looked like he might have been 18 (maybe) was talking about flipping a house. He said he had already been approved for up to $400k on a mortgage and he worked part time at the grocery store.

Now that several banks have closed and the smoke has cleared, some what, the speculators are trying there best to dump Myrtle Beach Condos they bought at the tip top of the market. Now is the best time to buy properties to flip.

When I say buy a property to flip, I am talking about a long flip, not the I closed on it at 8am and then sold it the same day at 10:15am. This is probably one of the best real estate investment strategies in this market. Prices has come down and it actually makes sense to buy a property to rent out and hold for a few years.

How the long flip works is you purchase a property at the bottom of the market, of course you will want to look around and find one that makes sense for you and makes sense to buy it and rent it out. This way the property is supporting itself. Then in 5 years or however long when the market comes back around you will look like you were brilliant!!. If you are out of town you will want to to use a Myrtle Beach Property Management company to handle all of those tenant midnight emergencies.

For More information contact us at Myrtle Beach Real estate

Myrtle Beach Lease Option Locator

So your credit isn't too good, or maybe you just don't have any credit? you debt to income ratio is too high?

Well there is a solution to this, You can qualify for a Myrtle Beach Lease Option.

Often loans can require as much as 30% down depending on your credit and the property type. Square footage plays a big part in energy efficiency; the bigger the house the more energy it will take to heat and cool it. Next look at the windows, are they double-paned. Windows can be a huge source of energy loss. Look for energy star appliances. If there is more warm weather than cool weather the air ducts should be high. Likewise, in a cool climate the ductwork should be low. Also, you should not be able to feel any drafts around doors. Of course, insulation is extremely important, if the owner can document the insulation installed that will help. If insulation is the only thing lacking, you can have it installed to up the energy efficiency.

Look for Alternative Energy Sources

More and more homes feature alternative energy as the primary or supplemental source. In the Sunbelt states, some homes are using solar to power everything from water heaters and pool heaters to whole house energy sources. Some home owners are even able to sell energy back to the electric company. Those living off grid have learned to depend on solar and propane which is much cleaner than coal-fueled electric plants. Some really serious tree-huggers have installed the own bio-powered generators at their homes. These you would probably have to install yourself.

Make Sure that Green Landscaping is in Place

This varies so much from one climate to another. Generally speaking though, large trees near the home are great for providing shade in the summer. In the colder climates as they lose their leaves more light gets through to give more light and warmth. In the dryer parts of the country, look for homes that feature natural landscaping which use little water to maintain. Look for low water trees to increase the amount of shade. Although, older homes tend to have citrus, these trees take a lot of water to keep healthy.

Look at the Outdoor Space

Perhaps you are hoping to have your own organic garden. Make sure there is enough sunny area for your garden and compost pile. Check if there is an HOA that regulates what you have in your back yard. Some HOAs in Arizona will not let you hand up your clothes in the back yard (a huge energy savings.)

I am sure that you can add to this list. Often buying an older home and renovating and recycling can be the greenest option.

See Murrieta Real Estate in San Diego County, CA

What is a FICO Score and Why is it Important

A credit score is a statistical assessment of someone’s monetary accountability. It gives an assessment of if the person is paying on financial obligations on time.

A high FICO score is usually an indication that the individual is financially mature and this is what many financial institutions are looking for in a borrower.

A poor FICO score could indicate that someone has been financially irresponsible. However a low score could be the result of an error on the part of one of the financial reporting institutions. Having an error corrected could be just a matter of making the request to the credit agency with the mistake.

Your FICO score is directly affected by how well you handle your financial obligations. If you are managing these obligations and paying these on time, it will positively reflect on your credit score.

Many places on the internet offer free credit reports. You can also subscribe to credit monitoring services that will allow you to carefully watch your score and know right away if something derogatory shows up at one of the credit reporting agencies.

Having a good FICO score can mean the different of you getting financing for a Myrtle Beach Home or now. A good credit score can also help you to get a better intrest rate on a mortgage

Property Management in Myrtle Beach

If you own an investment property and live out of town you need a property management company.

Property Management in Myrtle Beach can be challenging.
