When our president took office he made a lot of promises; smaller government and less taxes being at the top of the list. I am convinced there has been a shell game in the mortgage industry. It has also been in the administration of our country. I find it kind of suspicious that while an oil man is in office the price of gas goes out the roof. While promising to have smaller government we now have the largest government in our nation’s history. While promising to reduce my tax bill the economy is spiraling out of control with inflation.<br /><br />I considered myself a republican up until last year. I thought that only the liberals in office played these silly little shell games to get in my pockets deeper and to gain more control over me. The past republican congress and the current administration have been doing the same thing. They gained my trust and had me blaming the democrats for years. I haven’t run the numbers but I would almost bet $1,000 that my taxes are higher now than they were before we got the republican tax cuts. Most of it is probably in sales tax on gasoline, food and clothing.<br />I do not appreciate having my trust betrayed and it will likely never be regained by either party. All the time the politicians are pointing fingers at each other they are trying to get me to take sides in their petty arguments. They lean over and tell me how I should be living while picking my pocket at the same time.<br /><br />Now back to the mortgages. President Bush and the head of the FED have both said they will do what they can to support the economy but the mortgage companies are on their own. Don’t be fooled here. The FED and the government are as much to blame as the lenders. They knew there were risky loans and encouraged the loaning of this money. Our government regulates everything down to the point of what we say. Most people don’t realize the Federal Reserve is a privately held company. They issue the money and require the banks to pay them interest. They encouraged the risky lending practices of the last seven years. Who stands to gain in this situation? If the fed owns the money and the government gets to oversee it, they stand to gain. Everyone is in debt and there is now a strangle hold on the American economy by the FED.<br /><br />Here will be their answer. The FED will tighten the supply and regulation. The government will create new binding legislation, spend hours upon hours in hearings and then somehow slap the lending institutions with some kind of penalties which will get passed on to you and me. All the time telling us they are protecting us from the bad guys. Do you see what I am saying? Why didn’t they just do it in the beginning? It is all about the profit and the control of the money. If you listen to everyone’s rhetoric and take your eyes off the money trail you can’t see what is happening. The Federal Reserve and the U.S. Government are not going to take any of the blame. They will point the finger at the bad mortgage company and tell me how they will fix it. When things start going bad they try to act like they couldn’t see it coming. Just like with any major certification process, you always fear you are not ready. I went into the test a basket case and came out one. I spent 2.5 hours on 150 questions. The majority of the questions had two possible answers depending on how you looked at it. After the 2.5 hours I couldn't take it any more so I finished my review of the answers and quit the computerized session. I exited the room and waited what seemed like an eternity for the printer to stop printing so the proctor could give me the news.<br /><br />When it was finally all done. The proctor walked over to me and handed me a stack of papers and said have a nice day. I looked on the sheet expecting a score of 50 to 60, of course expecting a failing score. To my shock it showed 81%. That proctor suddenly looked like an angel and even though it was a very rainy day the sun seemed to be beaming through those thick clouds.<br /><br />One of the toughest parts of becoming a realtor was finally over. This is an interesting story. I go to the library and they proctor the online test for me. On question 15 of 100 the library experiences some type of internet problem and it won't let me proceed. The system locks me out of the test and 1 of 3 possible online tests is now gone.<br /><br />I start over but on test number 2 this time. I get on question 78 of 100 and experience the same problem. I tell the library staff that I am ready to go try a different location with a different proctor. I asked them to call Real Estate Express to see what we can do. Real Estate Express resets test number 2 the last question I had answered. Yay, I get to start back at question 78. Then when I get my grade I fail test number 2, with a 68% of a minimum 70%. I had missed 32 questions. Now I was posed with a dilemna. Do I go home and study more or do I move on to test number 3. I chose to move onto test number 3. What should have been a 1 hour test was a 3 hour nightmare but we made it.<br /><br />Now I am ready to schedule the actual state exam. The husband strolled the proposed <a href="http://www.condosandresorts.com/">Smith Lake condo</a> construction site while the wife copied down information from the sign.Closing her notebook, she joined him to survey the lake view stretching out before them.<br /><br />“It seems strange to see the opposite shore,” she said, “but I like the trees. You don’t get that at the beach.”<br /><br />“No hurricanes here,” he replied simply. The two lingered a moment more before turning back to their SUV. “You got the information?”<br /><br />She nodded, turned back for one last look at the deep green water and closed her door. Slowly they drove up the road, taking in the scenery of their possible future home. Behind them a black Mercedes with Mobile County plates parked at the Emerald Point sign.<br /><br />The above scene is becoming more common at developments around north Alabama’s Smith Lake, a 21,000-acre impoundment located between Birmingham and Huntsville. Hidden from view since its construction in the late 50’s, the deepwater giant is generating interest across the nation as an alternative to the hurricane-plagued coastline. Real-estate types around Smith Lake even have a name for it: Inland flight.<br /><br />“We get many inquiries every day from beach condo owners looking to get away from the hurricanes, taxes and insurance rates,” said Melinda Edwards, co-developer of Emerald Point on Smith Lake Condominium, a proposed development looking to entice an upscale buyer who loves the waterfront condo lifestyle, but not the mess left by big winds and salt water.<br /><br />“Right now we are in pre-construction sale of our first phase,” Edwards said.“Over half of these 54 units could be transplants from the coast. But it’s more than just wanting to get away from the hurricanes. This area has a lot to offer.”<br /><br />What Smith Lake has to offer, according to its proponents, is very simply “The Good Life.” Alabama taxes are the lowest in the nation while its economy is the fastest growing. Property values along the lake are steadily climbing, with some lots on Ryans Creek reaching the $2,500 per foot of shoreline mark.<br /><br />“Alabama is on the front end of an economic explosion , “ said radio talk show host and Alabama state Senator Hank Erwin. “People around the country are just now finding out what we’ve known all along. Alabama is the place to be.”<br /><br />Rapid construction and existing home purchases which defy national trends seem to bear out Erwin’s optimism, especially for areas surrounding Smith Lake. Some local officials in Cullman, Walker and Winston Counties believe their could be an influx of 100,000 or more over the next five years due to development of some large waterfront tracts as well as condominiums which have a higher population density.<br /><br />Interest in the lake isn’t limited to domestic property seekers, according to Bryan Pearl, creator of condosandresorts.com and internet real-estate marketing expert. “We’ve generated thousands of leads from practically every continent on earth,” Pearl said. “The interest is there and it has an increasingly international flavor, especially from investors who see the long-term potential of the lake.”<br /><br />Some developers of Smith Lake’s 500 miles of shoreline point to more intangible factors attracting transplants. “I’ve lived here since birth,” said Dewayne Campbell, Edwards brother and co-developer of <a href="http://www.condosandresorts.com/emeraldpointsmithlake/">Emerald Point</a> Condo. “There’s something about the people, a stability and sureness of values that makes this feel like home no matter how long you’ve lived here. People connect with that and they want to be near it.”<br /><br />The lake’s transformation from weekend retreat for Birmingham and Huntsville to something approaching a destination for water recreation enthusiasts from across the country has been easily accepted by locals, according to Kris Burleson of Jasper-based Lawson Real Estate. Burleson’s firm has represented some of the biggest developments on the lake, including Emerald Point.<br /><br />“The develpments we see now take great pains to construct an environment that is pleasing to everyone, including the people who don’t necessarily live in a condo or a million-dollar lake house,” Burleson said. “The days of cutting a trail through the woods to open up a trailer park are gone. Everyone sees the benefits Smith Lake represents both economically and to the local tax base.
