Shell Game

There are many things that upset me about how our country is running right now, especially in the mortgage industry.

I am just now kind of waking up to what is going on here. When our president took office he made a lot of promises; smaller government and less taxes being at the top of the list. I am convinced there has been a shell game in the mortgage industry. It has also been in the administration of our country. I find it kind of suspicious that while an oil man is in office the price of gas goes out the roof. While promising to have smaller government we now have the largest government in our nation’s history. While promising to reduce my tax bill the economy is spiraling out of control with inflation.

I considered myself a republican up until last year. I thought that only the liberals in office played these silly little shell games to get in my pockets deeper and to gain more control over me. The past republican congress and the current administration have been doing the same thing. They gained my trust and had me blaming the democrats for years. I haven’t run the numbers but I would almost bet $1,000 that my taxes are higher now than they were before we got the republican tax cuts. Most of it is probably in sales tax on gasoline, food and clothing.
I do not appreciate having my trust betrayed and it will likely never be regained by either party. All the time the politicians are pointing fingers at each other they are trying to get me to take sides in their petty arguments. They lean over and tell me how I should be living while picking my pocket at the same time.

Now back to the mortgages. President Bush and the head of the FED have both said they will do what they can to support the economy but the mortgage companies are on their own. Don’t be fooled here. The FED and the government are as much to blame as the lenders. They knew there were risky loans and encouraged the loaning of this money. Our government regulates everything down to the point of what we say. Most people don’t realize the Federal Reserve is a privately held company. They issue the money and require the banks to pay them interest. They encouraged the risky lending practices of the last seven years. Who stands to gain in this situation? If the fed owns the money and the government gets to oversee it, they stand to gain. Everyone is in debt and there is now a strangle hold on the American economy by the FED.

Here will be their answer. The FED will tighten the supply and regulation. The government will create new binding legislation, spend hours upon hours in hearings and then somehow slap the lending institutions with some kind of penalties which will get passed on to you and me. All the time telling us they are protecting us from the bad guys. Do you see what I am saying? Why didn’t they just do it in the beginning? It is all about the profit and the control of the money. If you listen to everyone’s rhetoric and take your eyes off the money trail you can’t see what is happening. The Federal Reserve and the U.S. Government are not going to take any of the blame. They will point the finger at the bad mortgage company and tell me how they will fix it. When things start going bad they try to act like they couldn’t see it coming. Keep your eye on the money trail and realize there isn’t a problem in our economy that the Fed and government don’t already know about.

I am now an official Alabama Realtor. I have also interviewed and chosen a real estate company, Keller Williams Realty as my broker. I will be marketing Huntsville Homes for Sale.

Their were several factors which led me to choose Keller Williams of Huntsville. The company in Huntsville has a very family like atmosphere, provide a good compensation package and provide all kinds of quality training. In this office there is a person who is responsible for new agent issues and she is extremely helpful and gracious. There is another veteran agent there who helps agents with their business plan. The broker is an incredible team leader with the best interest of everyone at heart. I really can't say enough about them.

I will be working to have placement in the top 10 of the big three search engines. This should be a fairly simple task with the websites I already have. As we move forward I intend to create a website for every city within an hour of me. I plan to to cast a wide net. I can reach Decatur, Hartselle, Guntersville, Arab, Scottsboro, Cullman, and Blountsville. So, here we go.

New Realtor

I went in on Tuesday the 19th to the AMP real estate testing center in Huntsville. Just like with any major certification process, you always fear you are not ready. I went into the test a basket case and came out one. I spent 2.5 hours on 150 questions. The majority of the questions had two possible answers depending on how you looked at it. After the 2.5 hours I couldn't take it any more so I finished my review of the answers and quit the computerized session. I exited the room and waited what seemed like an eternity for the printer to stop printing so the proctor could give me the news.

When it was finally all done. The proctor walked over to me and handed me a stack of papers and said have a nice day. I looked on the sheet expecting a score of 50 to 60, of course expecting a failing score. To my shock it showed 81%. That proctor suddenly looked like an angel and even though it was a very rainy day the sun seemed to be beaming through those thick clouds.

One of the toughest parts of becoming a realtor was finally over. Now, came the portion of interviewing a real estate agency so I can be legal to sell Huntsville homes for sale.

I now have in my hands the certificate for passing the alabama real estate course test. With it I scheduled my state test in Huntsville for Tuesday, June 19, 2007. When this is complete I will be targeting the market through three equal avenues. 1) Huntsville Al Real Estate - ADRHI a website by a firm from Hawaii. 2) Huntsville Homes for sale - Will be focused on by a page from Condos and Resorts.com 3)Huntsville Alabama Real estate - will be focused on by a new site currently under development. It is to be unveiled later this week or maybe early next week.

Thought I would spend a few minutes and give an update on the progress of getting my Alabama Real Estate License.

I have just completed the real estate course test. This is an interesting story. I go to the library and they proctor the online test for me. On question 15 of 100 the library experiences some type of internet problem and it won't let me proceed. The system locks me out of the test and 1 of 3 possible online tests is now gone.

I start over but on test number 2 this time. I get on question 78 of 100 and experience the same problem. I tell the library staff that I am ready to go try a different location with a different proctor. I asked them to call Real Estate Express to see what we can do. Real Estate Express resets test number 2 the last question I had answered. Yay, I get to start back at question 78. Then when I get my grade I fail test number 2, with a 68% of a minimum 70%. I had missed 32 questions. Now I was posed with a dilemna. Do I go home and study more or do I move on to test number 3. I chose to move onto test number 3. What should have been a 1 hour test was a 3 hour nightmare but we made it.

Now I am ready to schedule the actual state exam. When I get that behind me I can chose a broker and begin selling Huntsville Homes for sale.

Prices On The Way Up In Vail

In 2006, the average Vail Valley Condo sales price climbed 21% to $884,164. Properties priced over $2 million were 10% of the transactions and 39% of total sales volumes.

Cordillera had a 37% increase in sales volumes over 2005, after having been designated the top residential golf community in Colorado.

The average Eagle County prices in 2006 were $1,210,790 for a single family home, $822,364 for a multi-family home, and $434,989 for vacant land.

The Nest Egg Index ranks the top 500 communities in the USA based on residents’ savings and investing behaviors. Edwards, home to Cordillera, ranked number 10. Edwards was selected in another 2006 study as the number 7 best small town in America.

Alabama Lake Developers Profit From Inland Flight

I know this quotes me but it was written by a friend, scouts honor.

A 50-ish couple driving a silver Lexus SUV with Florida plates parked by the Emerald Point on Smith Lake sign. The husband strolled the proposed Smith Lake condo construction site while the wife copied down information from the sign.Closing her notebook, she joined him to survey the lake view stretching out before them.

“It seems strange to see the opposite shore,” she said, “but I like the trees. You don’t get that at the beach.”

“No hurricanes here,” he replied simply. The two lingered a moment more before turning back to their SUV. “You got the information?”

She nodded, turned back for one last look at the deep green water and closed her door. Slowly they drove up the road, taking in the scenery of their possible future home. Behind them a black Mercedes with Mobile County plates parked at the Emerald Point sign.

The above scene is becoming more common at developments around north Alabama’s Smith Lake, a 21,000-acre impoundment located between Birmingham and Huntsville. Hidden from view since its construction in the late 50’s, the deepwater giant is generating interest across the nation as an alternative to the hurricane-plagued coastline. Real-estate types around Smith Lake even have a name for it: Inland flight.

“We get many inquiries every day from beach condo owners looking to get away from the hurricanes, taxes and insurance rates,” said Melinda Edwards, co-developer of Emerald Point on Smith Lake Condominium, a proposed development looking to entice an upscale buyer who loves the waterfront condo lifestyle, but not the mess left by big winds and salt water.

“Right now we are in pre-construction sale of our first phase,” Edwards said.“Over half of these 54 units could be transplants from the coast. But it’s more than just wanting to get away from the hurricanes. This area has a lot to offer.”

What Smith Lake has to offer, according to its proponents, is very simply “The Good Life.” Alabama taxes are the lowest in the nation while its economy is the fastest growing. Property values along the lake are steadily climbing, with some lots on Ryans Creek reaching the $2,500 per foot of shoreline mark.

“Alabama is on the front end of an economic explosion , “ said radio talk show host and Alabama state Senator Hank Erwin. “People around the country are just now finding out what we’ve known all along. Alabama is the place to be.”

Rapid construction and existing home purchases which defy national trends seem to bear out Erwin’s optimism, especially for areas surrounding Smith Lake. Some local officials in Cullman, Walker and Winston Counties believe their could be an influx of 100,000 or more over the next five years due to development of some large waterfront tracts as well as condominiums which have a higher population density.

Interest in the lake isn’t limited to domestic property seekers, according to Bryan Pearl, creator of condosandresorts.com and internet real-estate marketing expert. “We’ve generated thousands of leads from practically every continent on earth,” Pearl said. “The interest is there and it has an increasingly international flavor, especially from investors who see the long-term potential of the lake.”

Some developers of Smith Lake’s 500 miles of shoreline point to more intangible factors attracting transplants. “I’ve lived here since birth,” said Dewayne Campbell, Edwards brother and co-developer of Emerald Point Condo. “There’s something about the people, a stability and sureness of values that makes this feel like home no matter how long you’ve lived here. People connect with that and they want to be near it.”

The lake’s transformation from weekend retreat for Birmingham and Huntsville to something approaching a destination for water recreation enthusiasts from across the country has been easily accepted by locals, according to Kris Burleson of Jasper-based Lawson Real Estate. Burleson’s firm has represented some of the biggest developments on the lake, including Emerald Point.

“The develpments we see now take great pains to construct an environment that is pleasing to everyone, including the people who don’t necessarily live in a condo or a million-dollar lake house,” Burleson said. “The days of cutting a trail through the woods to open up a trailer park are gone. Everyone sees the benefits Smith Lake represents both economically and to the local tax base. There’s very little to oppose.”

Emerald Point Condominiums LLC Announces Official Sale Date for Phase One

Developers of the proposed Emerald Point on Smith Lake Condos have announced the official pre-construction sale date will be April 28, 2007 for the $30-million phase one.

"Sale date will be held on the proposed site at 525 County Road 189 in Crane Hill," said Melinda Edwards, co-developer with her brother, Dewayne Campbell. "We’ve had an avalanche of inquiries about when folks would be able to buy their units. The time is now."

Buyers will be able to request documents and sales agreements prior to the April 28 date, Edwards said. "There’s no doubt many, if not most of the units will be taken before April 28. That’s why it’s so important to contact Lawson Real Estate and request a buyer’s package plus documents. Whoever returns the completed documents and down payment first reserves their preferred unit."

Edwards pointed to a number of factors generating the competitive interest in the upscale project on Ryans Creek, "The project concept of excellence first and foremost has really struck a chord with our target buyer. They understand this will be a premium product brought into reality by a ‘dream team’ of professionals."

Well-known Birmingham general contractor Brasfield and Gorrie will construct the
project based on a design by Mountain Brook’s Lewis McKinney of Horizon Design, LLC. Civil Engineering duties are being handled by Dale Bright of St. John & Associates, a well-known Cullman firm.

"There are a number of other contributing factors which Emerald Point the right project at the right time," Edwards mused. "Prohibitive insurance and tax rates on the Gulf, the success of other projects locally and the simple beauty of Smith Lake make Emerald Point Condo a value that’s hard to pass up for the savvy buyer. There’s the quality of life aspect, too. Alabama is just a good place to live."

Fifty four units will be offered for pre-construction sale in the proposed first phase. Developers say construction could start as early as August 2007. Up to three more phases are planned with a total price tag of over $100 million.

"We invite everyone to our pre-construction sale event to tour the property, have a bite to eat with us and enjoy a day on the most beautiful lake in America," Edwards said. "I’m pretty sure no one will want to leave."

Smith Lake real estate has been discovered by the world, and so has Alabama. I personally have really enjoyed the quiet tranquillity of north Alabama for my entire life. I have chosen to live a simple country life, the way I grew up. As our world gets more complicated and progress marches on I struggle to keep my perspective. I grew up in the Smith Lake area. I am proud to see the local people doing well with the sell of their properties. There has been generation after generation on these properties just barely making a living. My grandparents, aunts and uncles had chicken and cattle farms in the area. Nothing will stand in the way of progress. Well I guess I should get back to business.

Smith Lake Real Estate is bursting at the seems and will likely continue to grow. Construction is going on everywhere on the lake. Two new developments have been annouced in the Arley and Duncan Bridge areas. Duncan Bridge Resort South is a weekend rental getaway. Boardwalk on Smith Lake is a planned gated community. It will be used for primary residence and vacation homes, not so much rental. There is also a new condos' project in southwest Cullman County, Emerald Point on Smith Lake.

This is drawing a lot of attention from larger businesses. Construction and building supply companies are looking to expand their services by building plants and stores to service this real estate boom. Real estate offices and agents are popping out of the woodwork. Developers and construction companies from all over the country are looking to make investments in Smith Lake Real Estate. Even country music stars and big executives are getting in on Smith Lake.

Condos and Resorts .com has been selected as the marketing engine for the new Smith Lake community, Boardwalk on Smith Lake. Boardwalk is the development of 10fold Development based out of Huntsville Alabama. I spoke briefly with one of the partners, Sandra Echols, and she indicated this will not be the only development they build on Smith Lake.

As with Emerald Point on Smith Lake, Boardwalk wanted fast placement in the search engines to drive leads. They have a small window of time to achieve the presells before seeking financing. Angela Treadway of Privett and Associates Realty has been added to the list of partners and will be creating the marketing strategy.

I mentioned somewhere around a month back the two projects with same name. Well it is almost the same name. The new Emerald Pointe condos development project is spelled pointe. The other project is without the 'e'. The earlier added Emerald Point condo project is on Smith Lake in Alabama. The most recent added real estate development is on Douglas Lake in east Tennessee.

Angela Treadway is the owner and developer of the Douglas lakefront real estate. Angela is also the owner of Privett Associates realty based in Seveirville Tennessee at the edge of The Great Smoky mountains National park and borders Pigeon Forge. She has been instrumental in many projects in the east Tennessee region such as: River Crossing Resort, Emerald Creek Resort, Resort at Governors Crossing, Appleview River Resort, Majestic Meadows, Shiloh Springs on Cherokee Lake, and The Boardwalk on Cherokee Lake.

New Advertising Sales Approach

In light of the previous post this evening I have made a decision to specifically go after all types resort projects across the country. I will build the page, get it ranking and producing leads. If I do not have a customer for the newly added and ranked project I will auction the advertising to the highest bidder. Many of these new projects will not have a real estate professional receiving the leads. The winner of the auction receives the leads for free.
