The Royal Institution of Chartered Surveyors says figures from Nationwide showing house prices climbed 0.9% last month “provides further evidence that the residential property market appears to have found a floor, at least for the time being”. But it warned the recovery could be temporary because of the threat of job losses for the remainder of the year and banks setting high hurdles for mortgage borrowers.

Capital Economics said it remained "sceptical" that the Nationwide number was the start of a sustained upward trend. "House prices are still overvalued, the recovery in activity appears to be wavering, unemployment is set to rise further and credit conditions remain tight," said property economist Seema Shah.

The average cost of a property in England and Wales dropped by just 0.2% during the month, following a slide of the same amount in April, according to the Land Registry. Hometrack saw UK home price completely unchanged from the previous month which is as good as bullish these days.

Rightmove’s asking price index for June declining 0.4% (or from £227,441 to £226,436). They say the mortgage famine exacerbated by rising lender margins which prevents equity-poor first-time buyers from mopping-up properties at the entry end of the market.

The latest RICS housing market survey has reported that houses are selling at an average of 11% below asking price which despite struggling home sales in the North (London deals closing at 97% of ask and the North as low as 74%) underscores the recovery we have seen in HPI forwards of late.

London Tube Strike

The tube strike will have a severe impact on viewings tomorrow as the Jubilee line shuts down at 7pm tonight. Traffic on West End Lane has also increased because of this.

A former pupil of Maloree’s School now a local estate agent sponsored a fund-raising jamboree at Christchurch Avenue on Saturday June 28^th. It was the Maloree’s School Fair and everyone enjoyed the warm sunny day of fun filled festivities.

The organiser, Belinda Littler, Chair of Malorees Parent Staff and Friends Association, had worked tirelessly to ensure the success of the event; which was well attended by pupils, parents and relatives. The old boy who sponsored the event to the tune of £1,000 is now a director at Paramount Properties located on West End Lane, West Hampstead. All proceeds from the fair are going towards the school, especially the support of its thriving music programme.

“Being a former pupil I was really pleased to now be a position to sponsor the fair;” says Spencer Lawrence, Director of Lettings, Paramount Properties. “Maloree’s enjoys strong support from dedicated parents who always appreciate extra assistance so we were happy to step in and fill a gap.”

The Oxygen Zone opened earlier this month and is aimed at keeping people shopping rather than dropping while at the giant retail centre."It's fantastic that we can give those shoppers who feel in need of a boost some extra invigoration," said marketing manager Norman Black.

The new bar combines oxygen with aromatherapy and even offers inhalers a massage at the same time.Celebs such as Elizabeth Hurley and Prince are said to be fans of the treatment, but as yet haven't journeyed to north London for either retail or oxygen therapy.

According to the Ham & High Highgate Cemetery is officially the best place to be laid to rest.

With its gorgeous gothic architecture and a host of historic residents have helped Highgate Cemetery claim the title of Europe's favourite resting place.

The home of Karl Marx, George Eliot and Douglas Adams has pipped other famous sites, including the Cimetiere du Pere-Lachaise in Paris and the Old Jewish Cemetery in Prague to the top spot in TripAdvisor's list of the best European cemeteries.

"It seems that as well as being a fantastic city in which to live life to the full, London also provides the ultimate resting place," said TripAdvisor spokesperson Amelie Hurst.

Highgate Cemetery is also the site of the famed Highgate Vampire of the 1970s which sparked a vampire hunt and spawned various other dubious occult activities.

Camden Eco House; Insulation is the Future

More than 1,800 people visited the Camden Eco House in the three months that it was open to the public.

An astounding 890 people looked round it during Open House weekend in September.

Mortgage tracker margins widen after base rate cut

Mortgage lenders are starting to increase their tracker rates despite Wednesday’s decision by the Bank of England (BoE) to reduce base rate by 0.5%. Abbey announced on Friday that they will raise trackers by a full 0.5%, in effect cancelling the reduction for new borrowers only. Other lenders are expected to follow Abbey over the coming weeks.

Many banks rely heavily on the money markets to fund their mortgages and they continue to become more expensive. Three-month LIBOR (the rate at which banks lend to each other) hit 6.28% on Friday, a full 1.78% over the BoE base rate.

Simon Tyler, Managing Director of Chase De Vere Mortgage Management, says: “Mortgage rates are likely to go up in the short term, but there are very attractive deals to be had now. Abbey has a two-year fixed rate at 5.54% for those with a 30% deposit. This mortgage has an £1,499 arrangement fee. Cheltenham and Gloucester has a market leading 5.69% five-year fix for loans of up to 60% loan-to-value and there is a £995 fee.

“Nationwide has two two-year trackers at 5.03% or 5.18%. These are for loans of 60% and 75% loan-to-value and both have a fee of £1,999.

"If you have found and property and are worried about the cost of your mortgage rising, Chase De Vere has a facility with the Nationwide Building Society that allows us to reserve rates for three months. This is a fantastic option to have at a time when we expect rates to increase.”

£50 billion government investment

The £50 billion that the government invested into the markets this week will take some time to have an impact, but Chase De Vere feel this is very positive news and definitely a move in the right direction.
