Arlington CRE firms branch out to capture new markets

As commercial real estate professionals struggle to cope with the current market, several local companies are re-adjusting and tacking on new or expanded services.

In the last three months, several local brokerage houses – both big and small – as well as developers have launched new services or campaigns to try to nab more market share.

For example, Fort Worth’s Innovative Developers Inc. launched a new marketing campaign touting its consulting services, which includes everything from strategic and financial planning to asset and construction management and leasing services – all services the company has provided in informal and formal capacities, but is now rolling into a new marketing effort.

Tarrant property assessments up 4.6%

FORT WORTH _ Taxable property values rose 4.6 percent in Tarrant County in 2008, according to preliminary figures released Friday by the Tarrant Appraisal District.

The individual residential and business property assessments are used to determine the amount of property taxes they will pay to cities, schools and other government entities. Each government entity sets tax rates that are applied to the appraised values to determine the tax bills.

About 129,000 homeowners saw their values increase, while another 128,000 received notices that their values dropped. A breakdown of commercial properties was not immediately available.

Real estate appraisers say valuations are rising in high-end neighborhoods, while decreases are occurring in more modest sub-divisions where foreclosures are higher.

Mansfield restaurants may have to enclose smoking areas

Lighting up in Mansfield could soon get a lot harder.

The growing city is considering changing its smoking ordinance for restaurants.

This push, if it happens, could be expensive.

The changes would mean restaurants would have to follow the lead of one restaurant, No Frills Grill and Sports Bar.

If you turn right at the establishment, you will likely enjoy a casual, smoke-free dinner with your family.

Go left, and you're on the more adult side.

Intruder shot at Arlington residence

ARLINGTON — A home invasion suspect was shot and killed late Monday night after he and another masked man burst into a house in the 900 block of Carthage Way.

Arlington police said one of three adults inside the residence opened fire on the intruders. The suspect was dead before police arrived.

The second suspect — wearing blue jeans, a white sweater and purple gloves — fled the scene.

Dallas Home Prices Drop

And home prices in the Dallas-Fort Worth area dipped lower as well.

Home prices fell by a record 16.6 percent in Standard & Poor's/Case-Shiller's monthly housing report.

In the D-FW area, prices fell 2.7 percent in August from a year ago in the benchmark home survey.

Out of the 20 markets Case-Shiller tracks, "13 of them had their annual returns worsen from last month's report," S&P's David M. Blitzer said in the survey. "As seen throughout 2008, the Sun Belt markets are being hit the most."

None of the cities Case-Shiller follows had an increase in home prices from last year.

The sharpest declines were in Las Vegas and Phoenix down more than 30 percent.

The D-FW area had the smallest home price decline of all the cities in the report. But the annual dip in home values here grew slightly from July to August.

Six Flags takes heat from residents over proposed sale of beer

Theme-park rides and alcohol do not mix, several local residents testified at a public hearing regarding Six Flags’ application to sell beer at its Arlington parks.

"It is a children’s park," Terry Wilson of Grapevine said. "It is not an adult park for drinking."

A dozen people testified at the public portion of the hearing in Fort Worth before state Administrative Law Judge Tanya Cooper, who also heard from Arlington Mayor Robert Cluck during the evidentiary part of the hearing. Six Flags will present its case today.

UT-Arlington increases income level

ARLINGTON, Texas (Map, News) - Starting in January, the University of Texas at Arlington is increasing the income cap up to $65,000 for families of undergraduates to get free tuition in its two-year-old Maverick Promise program, officials said.

The program had a $40,000 cap this fall and expects to add 120 to 125 students to the estimated 550 who receive Maverick Promise grants, the Fort Worth Star-Telegram reported Wednesday in its online edition.

The announcement of a $25,000 cap increase comes less than a month after Texas A&M University said it was offering free tuition for middle income families. In order to be eligible for free tuition, families of Texas A&M freshmen must have incomes of $60,000 or less, up from the limit of $40,000 in another program.

UT Arlington officials said they had been considering widening the coverage of the financial aid program for some time.

While North Texas' housing market decline has accelerated in recent months, analysts are still betting that the Dallas-Fort Worth area won't see measurable price declines. Indeed, the latest report from mortgage insurance firm PMI Group says that D-FW is one of the last places in the country likely to see a drop in home prices during the next couple of years. There's less than a 1 percent chance that home prices will fall here, according to PMI's spring risk index report, which was released Thursday. At the same time, PMI says that 13 of the nation's top housing markets have more than a 60 percent likelihood of home price declines. Full Story

Building of Toll Road Fast-tracked

How important is the construction of the Texas 161 toll road for traffic flow at the new Dallas Cowboys stadium in Arlington? Important enough for Dallas-Fort Worth planners to gamble more than $200 million in local funds to get the project under way.

Last week, the Transportation Department opened bids for the toll road's main lanes from Texas 183 to Interstate 30. The best bid was $215 million by Williams Brothers of Houston. The Regional Transportation Council agreed to pay that amount, plus $12 million to ensure that frontage roads are built over railroad tracks in central Grand Prairie.

Arlington's Glorypark Project Won't Be Finished for Dallas Cowboys Stadium Unveiling

The 1.2 million square foot Glorypark development will not open in time for the unveiling of the nearby Dallas Cowboys stadium as originally planned.

Developer Yaromir Steiner told business leaders, college officials and students attending the University of Texas at Arlington Business Week luncheon Tuesday that the opening of the mixed-use project has been delayed from fall 2009 to March 2010. The Cowboys stadium, which is just few blocks away, opens in fall 2009.

"At least one pharmaceutical or byproduct was detected in testing within the watersheds of 28 major metropolitan areas, according to an Associated Press survey of 62 major water providers and data obtained from independent researchers."

ARLINGTON — Police at the University of Texas at Arlington are investigating the circumstances surrounding the death of a man found in the university owned Meadow Run Apartments, said Rick Gomez, assistant chief for the UTA Police Department.

Quintin Lamb, 20, was found dead Monday night. The Celburne man, who was not a student at UTA, was visiting his girlfriend, a UTA student, who lived at the apartment. Her name was not released. She called police around 10 p.m.
