Either way it is vital for  you to find a reliable company to represent you and your best interests while  looking after your investment.&lt;/P&gt; &lt;P&gt;There are four basic ways you can go about finding a trustworthy property  management company. First, you can go with a personal referral. Talk to other  successful real estate investors that you know and see who they recommend. Find  out who they've had bad experiences with, too. You can get a very good feel for  the landscape this way, even if you don't ultimately choose the same companies  that the people in your network went with. For example, the referral you receive  may not service the areas where your properties are located.&lt;/P&gt; &lt;P&gt;The second way you can go about this is to call the Michigan Association of  Realtors. The MAR will be able to tell you what property managers service the  area your property is located in. They may not be willing to offer  recommendations for one over the other, but they'll have contact names,  addresses, and phone numbers. Many realty offices offer full service real estate  services and you'll find quite a few of them this way. When you call the realty  office just ask for the property management division. There are, however, some  dangers inherent in choosing a property management/realtor mix for your  property.&lt;/P&gt; &lt;P&gt;The third way you can find a property manager is by using a simple Google  search. Therefore,  apart from taking the shot against it, you can use insects repellent. Eva Rosenberg, author of Small Business Taxes Made Easy notes, "Many small  businesses are cheating themselves out of at least $2,000 to $3,000 worth of tax  benefits a year by not knowing the deductions and credits available to  them."&lt;/P&gt; &lt;P&gt;For travel agents, travel is a tax write-off -- whether to an industrial  center or an island resort! If a purpose is to discuss business with other  travelers, have business appointments, or to attend a business-related seminar,  you go tax free. Travel agents may also deduct their travel if it is simply for  the purpose of familiarizing themselves with a resort, ship, tour, etc. This  means that almost any travel an agent does can be a tax write-off! It is helpful  if prior to the trip you can substantiate prior planning for familiarization or  for making business contacts. Your spouse's travel can even be deductible if the  individual is part of your business or his or her presence is helpful in  conducting your business.&lt;/P&gt; &lt;P&gt;Transportation expenses include all those costs incurred getting to and from  your destination: airfare, vehicle, on-the-road expenses such as lodging, meals,  laundry, dry cleaning, and others. For fees under $75 it is not necessary to  keep receipts. For example, if while traveling you pay $20 for dry cleaning, the  IRS does not demand a receipt. The only exception is for lodging. If you stay  overnight, you must get a receipt for your payment. If you drive your car, 300  miles per day is allowable tax free.&lt;/P&gt; &lt;P&gt;For foreign travel, you can deduct all weekends and holidays that fall  between business days and you can deduct on-the-road expenses for days in  transit. In the case of cruise ships, you can claim it as a deduction if you can  substantiate that you used the trip to familiarize yourself with this cruise  package/ship.&lt;/P&gt; &lt;P&gt;First and foremost, whether you're in the travel business or some other, the  IRS's primary requirement is that you legitimately treat your home business as a  business -- not a hobby. That means regularly working your business. Hand out  your business card, talk to people, all the time, everywhere you go about  travel. Let them know you are a travel agent and would appreciate their  business.&lt;/P&gt; &lt;P&gt;When you're out to lunch or dinner with other travel agents, prospects, or  friends and you discuss "business", your meal is 50 percent tax deductible. Some  try to also write off trips to the theater, opera, or sports events because  they're "entertaining a possible client." Be careful with this one.  Entertainment expenses are generally non-deductible. If you try to claim  deductions for sporting events, gala or social nights, concerts or other similar  functions you'd better be able to substantiate that you were dealing with  possible customers. If you definitely discuss business matters with a client or  possible client while at the event, this does open the door to a possible  deduction.&lt;/P&gt; &lt;P&gt;Home to work travel is deductible in limited circumstances - for example, if  you are engaged in itinerant work, but many independent travel agents have a  home office. A home office deduction is available if a portion of your home is  used as a principal place of business, you meet or deal with clients or  customers, you use it to conduct administrative or management functions, or you  store some sort of inventory or product samples. You should use your office at  least three to four days per week or 10 to 12 hours per week. In regard to  indirect business expenses, you can receive a deduction of approximately 12 to  16 percent based on the square footage or the number of rooms in your home. Home  computers, fax machines, telephones, office supplies, and office furniture are  tax deductible. But it's important to have your home office on business cards,  have business visitors sign a logbook, keep a work-activity log for time spent,  or be able to demonstrate work you have accomplished online from your home  office.&lt;/P&gt; &lt;P&gt;It is wise to keep a separate "tax diary" of appointments, general  transportation, meals, trips, business appointments, contacts. If the IRS ever  questions your claims and you don't have receipts for everything, this tax diary  will be of great assistance.&lt;/P&gt; &lt;P&gt;So what in heaven's name are you waiting for? If you love travel and have  some time to travel, becoming a travel agent is a no-brainer. I guarantee you that those leases  are going to favor the tenant. This lease will favor you, the owner.&lt;/P&gt; &lt;P&gt;It's very important that you do not use a store-bought lease. This is one of  the concepts I want to get across. We do not have a store-bought lease that has  all kinds of protections and things in there for the tenant. This here has a lot  of protections in there for you, the owner. I highly recommend either you use  this lease or, if you have the funds, pay an attorney to help you out.&lt;/P&gt; &lt;P&gt;&lt;B&gt;Plain Language Lease&lt;/B&gt;&lt;/P&gt; &lt;P&gt;Let's go through the lease page by page. I'll point out some of the key  important items so you understand them. First and foremost is the title of it.  In this case it's called &lt;I&gt;The Pennsylvania Plain Language Apartment Lease&lt;/I&gt;.  I would highly recommend that you use what's called a plain language lease. You  could obviously change this to be your state.&lt;/P&gt; &lt;P&gt;If you're doing mostly houses, you would change it to 'House Lease' or just  take 'Apartment' out and call it a 'Lease'.&lt;/P&gt; &lt;P&gt;Plain language is written so the average person can understand it. It's  written by lawyers, but it's written in such a way that things are done in a  fairly ordinary type of language. It's not a lot of legalese. It's not a lot of  technical language that you've got to learn. Judges certainly like a plain  language lease.&lt;/P&gt; &lt;P&gt;I highly recommend that you do that for two reasons:&lt;/P&gt; &lt;P&gt;1) Judges like plain language leases. It shows that you're trying to enhance  or improve the communication process.&lt;/P&gt; &lt;P&gt;2) The tenants can read it easier and hopefully understand it easier. It  should make your life easier if you use a plain language lease.&lt;/P&gt; &lt;P&gt;At the very top there is a disclaimer saying that this is a lease obligation.  It's a written obligation. It's important that the tenant understands it and  reads it carefully. (LEED) has been  considered the industry standard in defining the guidelines for developing  high-performance, sustainable green buildings, these are currently  voluntary.&lt;/P&gt; &lt;P&gt;LEED is still in the developmental stages so there are revisions and  refinements on going, builders have to use their own knowledge of green building  practices and then apply for certification through voluntary consensus by others  who are in the process of setting the standards.&lt;/P&gt; &lt;P&gt;The LEED point system of categorizing the points which are taken in 6  areas.&lt;/P&gt; &lt;P&gt;1. Water conservation &lt;BR&gt;2. Sustainable site &lt;BR&gt;3. Energy and atmosphere  &lt;BR&gt;4. Indoor environmental quality &lt;BR&gt;5. Energy and atmosphere &lt;BR&gt;6. Green  design innovations&lt;/P&gt; &lt;P&gt;The number of points earned by the builders guidelines above determine the  certification levels of Silver, Gold and Platinum.&lt;/P&gt; &lt;P&gt;Apply for LEED status find an accredited professional at the USGBC website  where you can find the forms to apply expect to pay anywhere from a few thousand  dollars to as much as $10,000 for certification.&lt;/P&gt; &lt;P&gt;LEED is a good tool if you just want to know how to make your home more green  even if you don't get the certification.&lt;/P&gt; &lt;P&gt;Here is what the USGBC offers for the following versions of LEED  certification:&lt;/P&gt; &lt;P&gt;1. They are phenomenal.&lt;/P&gt; &lt;P&gt;Crystal Cruise lines - this is where you go if you have a bit more money to  spend and you want to visit exotic locations while being thoroughly pampered.  This luxury cruise line has a higher staff to passenger ratio and they are  dedicated to making sure that your requests and preferences are taken care of  posthaste. The food is prepared by award winning chefs, the spa has treatments  from around the world and the excursions are over the top, like hot air  ballooning and horse drawn carraiges. Smoke detectors have been around since the sixties. The first  single-station, battery-powered detector became available in the market in the  1970's. The ninety-three percent smoke detector usage in the US, could determine  its importance not only on business and commercial establishments but also in  our homes where we have children that need more protection.&lt;/P&gt; &lt;P&gt;There are two types of detectors: photoelectric and ionization. A  photoelectric detector throws out a beam of light that when triggered by smoke  will cause an audible alarm. Ionization units give air an electrical charge and  whether it stays constant and if not, a probable fire may be eating up the  oxygen air, thus the alarm goes off. Installing and having a smoke detector cuts  your chance of dying on a fire at home. By proper and regular testing and  maintenance, you can ensure of its working capacity and can alert you if fire  breaks out.&lt;/P&gt; &lt;P&gt;A smoke detector has been regarded a necessary item to safeguard a home's  inhabitants of fire and other potential dangers. It significantly helps lessen  the fire hazards in your home and the community. A fire is a feared situation  and nobody wants to lose a home because of failure to notice a fire brewing in  the house.&lt;/P&gt; &lt;P&gt;Installing smoke detectors is a great help in your home. Always check on your  smoke alarm and detector are in good working condition and if they have  sufficient batteries. Most fires at home occur because it does not have an alarm  that determines smoke and possible fire. Most deaths occurring in case of fire  is caused by smoke and gas inhalation, which is toxic, harmful and spreads  easily. Without a smoke detector or a smoke alarm, a smoke may go unnoticed  especially during the night. The detectors shrill and loud warning sounds could  rouse even a heavy sleeper and can escape before the fire gets worst.&lt;/P&gt; &lt;P&gt;It is important to install the smoke detectors in the different parts of your  house such as the kitchen, bedrooms and outside of the house. Be careful not to  put a smoke detector near a fireplace because it may give out false fire alarms,  causing unnecessary stress and worry on your and your family. If you use only  one detector, it is best to place it in the ceiling of the hallway outside the  bedrooms. You can mount it in the middle of the ceiling or else on the wall  three feet away from a corner and about four to six inches away from the  ceiling. Avoid putting detectors near the kitchen stove and the bathroom shower.  In the basement, it should be installed at the bottom of the stairwell.&lt;/P&gt; &lt;P&gt;Even if a smoke detector is a great help in determining a fire, make sure  that you alert your family and all the people in your home. Safety is always the  key and these detectors are just tools designed to alert and prepare for  possible evacuation. When this sensor  picks up a signal, such as movement within its monitored area, or through a  temperature change that could signal the presence of movement, the camera will  start recording. This can be useful if you do not want to invest in a camera  that records too many hours, and where only a small portion of them will be  critical or useful. This is also useful if you want to save money on recording  devices, or if you want to save recording space. You will not need a lot of  recording space if your camera records only when it needs to, and only when  something remarkable starts to happen.&lt;/P&gt; &lt;P&gt;Such a camera would be useful if you are watching over a space that has  generally few temperature changes going on. Such a space might be a warehouse  that is hardly ever visited, but that is used constantly for storage. This might  also apply to a museum space, where you do not have people roaming at night, and  where many of the exhibits are immobile. This is also applicable to archives or  libraries, especially those that are storing important manuscripts that must be  maintained at a single temperature lest they be destroyed. If any such invaders  or thieves think about getting into these spaces and stealing the contents  within, then the camera can pick up their movements and will not stop recording  until temperatures and movements are still enough to be considered as meeting a  pre-determined baseline.&lt;/P&gt; &lt;P&gt;You may also want to use such a camera if you have to leave your house for a  long time and you are sure that no one is coming in. In general, self recording  hidden cameras will work best for places that do not experience a large influx  or efflux or temperature or movement. Constant movement could mislead the camera  to recording when it is in fact simply picking up a blowing curtain, monitored  staff members in the area, or a cat moving around. A change in temperature due  to drastic air conditioning changes or even to a power outage; or even a change  in lighting could push the camera to record. But do compliment them on the  use of the word "languishing." Good power word!&lt;/P&gt; &lt;P&gt;This is Economics 101. The dreaded supply &amp;amp; demand curve. The three  things that are happening:&lt;/P&gt; &lt;P&gt;1. Demand is dying: Less transplants are moving to Charlotte, less people are  moving in general (it's expensive!), and unemployment is draining the tenant  pool&lt;/P&gt; &lt;P&gt;2. Supply is growing: No one can sell their house so they are turning them  into rentals. In the Charlotte market, I've seen $1M+ homes going for less than  $2K/month in rent. My friend just rented a place in South End that was going for  $3,200; he's renting it for $1,700. There have been many evictions that left  empty homes. Investors are one of the 2 segments that are still buying homes  (after first-time home buyers using the $8K of Obama cash- expiration 12/1/09).  This adds even more homes to the rental market.&lt;/P&gt; &lt;P&gt;3. So rental prices are dropping like a brick: I was in denial for a few  weeks, but then realized this was not a small, seasonal correction. We made  major adjustments on pricing (think 20% reduction), and filled the properties.  This trend is not going to change as Charlotte's unemployment rate is projected  to hit 12.6% (aren't these SC numbers?). This involves  outlining the structure on the ground. For any new house or extensions or  alterations mapping out is very important to avoid costly errors. There are  factors to consider when laying out the building plans on site. This include the  size of the plot, neighbors, driveways and sun direction. The other factors to  note are planning requirements by the local authorities and services required to  the site. This are electricity, water, sewers, communication and roads.&lt;/P&gt; &lt;P&gt;When setting out the building on the ground consider the angle to plot  boundary line. The house should be offset from the boundary line by at least  twenty to forty degrees. A building set parallel to boundary line has a small  visual plot size. This offset also gives better usable spaces in the front and  backyards. It will also make the sun run through the house east to west giving  warmth to the whole house. Set house north to south for maximum sun.&lt;/P&gt; &lt;P&gt;Setting out commences from a plot corner and putting a peg. Offset the peg by  four meters at an angle of twenty degrees from plot end. Measure out the length  of the building along this angle and place a peg. Mark the width along ninety  degrees from this and complete to first peg. With the four corners in place, map  out the are with chalk powder. Use the drawing to locate the extent of the  building line within the mapped area and mark corners.&lt;/P&gt; &lt;P&gt;The setting out should proceed by making profile boards. This are timber or  metal boards set off the building line. They indicate the foundation width and  wall thickness. Pull strings along this marks to draw the foundation lines for  the whole house. Mark a center line for each wall. Use this to map to the whole  house on the ground. Confirm the squareness and all the dimensions at every  intersection. In  second place with a 15% world share at 17.50 m bags (Robusta) is Vietnam, while  Columbia with a 11% share was third producing Arabica, and with production of  7.0 m bags in 2007/8 Indonesia was fourth largest producer.&lt;/P&gt; &lt;P&gt;Making up about 70% of green coffee bean production, Arabica thrives at  altitudes of over 4,000 ft in warm, humid climates, which along with the right  soil conditions gives the bean its characteristic aromatic flavour. The Santos grade of Arabica in Brazil is considered one of the  best, with beans picked within the first 4 years of the coffee tree's life.  While Robusta beans, which are a lower grade and grown mainly in South East  Asia, are picked after 2-3 years, usually with Arabica there is a longer lead  time of 4-5 years.&lt;/P&gt; &lt;P&gt;A drought can lead to coffee futures prices rising because a crop yield  collapse hits supply. Lower crop yields due to higher than normal rainfall may  also lead to higher prices. The crop for both current and the following year can  be affected by freezing, which can be a problem particularly in Latin America  for Arabica varieties in the higher altitudes. Over recent years serious  freezing has occurred once in every six years in winter (June to August) months  in the southern hemisphere, according to data. Given our dollar&lt;br&gt;is currently trading at US$0.63, we would expect it to soften from here.&lt;br&gt;That, at least, is the theory.&lt;p&gt;In reality, currencies can stay under or overvalued for a long time,&lt;br&gt;sometimes years. There are good reasons why our dollar has been strong; New&lt;br&gt;Zealand&amp;#39;s interest rates are higher than overseas which attracts investors,&lt;br&gt;and our banking system looks in better shape than the American system.&lt;p&gt;Not only are overseas investors buying our currency to access high interest&lt;br&gt;rates, many are speculating that our currency will be pushed higher by&lt;br&gt;rising commodity prices and a weaker US dollar.&lt;p&gt;Eventually, overseas investors might lose some of their enthusiasm for our&lt;br&gt;dollar if the economy slows down further. We are a debtor country in that we&lt;br&gt;spend more than we earn. This leads to our large current account deficit,&lt;br&gt;and means our currency is always vulnerable to the exit of overseas&lt;br&gt;investors.&lt;p&gt;Some easing in the dollar would be good news for our exporters, but we&lt;br&gt;should be careful what we wish for. A sharp decline in our currency would&lt;br&gt;ultimately be unhelpful as import prices would rise sharply.&lt;p&gt;Investors should remember that just because our currency has been strong&lt;br&gt;lately, we should still invest some of our portfolios overseas to protect&lt;br&gt;against any possible large weakening in our currency. It is worth noting&lt;br&gt;that in the early 1970s our dollar was worth US$1.40, more than twice the&lt;br&gt;current level.&lt;p&gt;Deposit rates are too low, what are alternative investments that offer&lt;br&gt;better returns?&lt;br&gt;Yes, deposit rates are low, in fact they haven&amp;#39;t been this low since 1967,&lt;br&gt;but investors must recognize that chasing investments that offer higher&lt;br&gt;returns than bank deposits involves risk.&lt;p&gt;Government stock is the lowest risk investment there is. These bonds will&lt;br&gt;currently give you a return of between 3.0% and 5.5% depending on the term.&lt;br&gt;Bank term deposits and senior corporate bonds with high credit ratings are&lt;br&gt;probably next off the rank in terms of security. These may give you an extra&lt;br&gt;0.5% to 1.0% a year over and above government stock rates.&lt;p&gt;If you are considering an investment that is offering a return of 8% or 10%&lt;br&gt;then it will involve a much higher level of risk. There is no free lunch in&lt;br&gt;investment, any return above the risk-free rate means you are taking risk.&lt;p&gt;There are many alternatives to bank deposits that offer the potential for&lt;br&gt;higher returns, including shares, property and corporate bonds, but&lt;br&gt;understand that all involve a higher level of risk.&lt;p&gt;How do you protect your income against falling interest rates?&lt;br&gt;Having all of your savings in 90-day bank deposits may have felt safe for&lt;br&gt;years but when interest rates fall so sharply you are left with much lower&lt;br&gt;income from your investments.&lt;p&gt;Having a mix of terms in your portfolio is important - some short term and&lt;br&gt;some long term, so you have some interest rates locked in - is your first&lt;br&gt;line of defence against falling interest rates. In fact if you are a Realtor earning above average  salary in this crazy economy how could you not have valuable information to  share?&lt;/P&gt; &lt;P&gt;Often the problem isn't actually with the tools that you have to offer but  two other problems that are hiding just below the surface.&lt;/P&gt; &lt;P&gt;1. A mismatched or lack of understanding over the agenda and scheduled topics  and progress.&lt;/P&gt; &lt;P&gt;2. Mismatched teaching methods.&lt;/P&gt; &lt;P&gt;The good news is that those problems are pretty easy to solve. &lt;BR&gt;The first  one is obvious.&lt;/P&gt; &lt;P&gt;1. A mismatched or lack of understanding over the agenda and scheduled topics  and progress. Make yourself clear, crystal clear, and then when you think you  have it all spelled out in detail deliver the message 3 times in 3 different  ways.&lt;/P&gt; &lt;P&gt;Can you ever think of a time when you know that you needed a service or class  of some kind and you were in a hurry or a little distracted? Sometimes you just  need to get the task, (in this case purchase coaching program) checked off your  list so that you can get everything else done. It's easy to imagine that with  something that can be intangible how there could be confusion later over what is  and is suppose to be happening. Your job is to make it tangible.&lt;/P&gt; &lt;P&gt;2. Mismatched teaching methods. Of course, you are probably thinking oh I  don't have this problem it's very clear the way I teach this "___" (marketing  system, client service, program, closing technique) fill in the blank. The truth  is, if you are only teaching you material one way then I can guarantee you it  won't be the "right" way for most people.&lt;/P&gt; &lt;P&gt;They may have signed up for your Realtor mentor program because they  desperately want to achieve the same success that you have in your Realtor  career, but after finding that it "just isn't easy to follow" they become bored,  frustrated or just conveniently "forget" to continue working to advance their  career.&lt;/P&gt; &lt;P&gt;There's an easy way to solve this problem. Take everything that you teach and  deliver it in as many methods as possible. I will give you an example. Let's  pretend you have a program for teaching a marketing system that utilizes direct  mail letters that you have developed over the years and works great. You have  written about it and created an e-book, or section of your website dedicated to  teaching it. You are off to a great start, but don't stop before the job is  finished.&lt;/P&gt; &lt;P&gt;Take your e-book or website tutorial and record yourself reading it, that way  people can listen while they drive or multitask. Then do an interview with  someone and talk about it. Get them to ask you probing questions so that you can  explain why the direct mail letters are written the way that they are, what  parts are OK to change and why and what are not. You get the idea.&lt;/P&gt; &lt;P&gt;Next hold a conference call and/or webinar (web conference). It's a  conference call with the added benefit of sharing your computer screen with the  attendees. The great part is that you can record these and then offer them as  teaching tools.&lt;/P&gt; &lt;P&gt;If you want to add another facet you can make a simple short video of you  teaching the system as well. &lt;DIV&gt;If you are like I am, you look at the beautiful homes in magazines, and  fantasize about having your own home look that lovely.&amp;nbsp;Then reality seems  to set in, and I think, "If I had tons of money, of course my home could look  like that."&amp;nbsp;Well, I've come to a new conclusion.&amp;nbsp;My thinking has been  wrong.&amp;nbsp;It isn't that, "If I had tons of money, my house could look like  that," but rather, "If I understood the tricks of the trade, I could make my  home look vastly better with a pretty limited budget."&amp;nbsp;So I've worked hard  at understanding just what it is that the exterior sprucer-upper folks  do.&amp;nbsp;I'm happy to share what I've learned with you.&amp;nbsp;(Because I hope you  live close to me and I get to see your increasingly beautiful home...which by  the way, increases the value of not just your home, but our whole  neighborhood.&amp;nbsp;That means my house too!!&amp;nbsp;Thanks for your help!)  &lt;P&gt;The first thing I have learned in on-a-dime exterior changes is  this:&amp;nbsp;elbow grease goes a long way.&amp;nbsp;Do the free things  first.&amp;nbsp;Weeding, trimming, washing windows, scrubbing off moss, picking up  trash, putting a sharp straight edge on your gardens, and getting rid of clutter  makes a huge difference in not only the true appearance of your home, but in the  feeling of being cared for that it gives.&amp;nbsp;(It's just like in parenting...a  lot of love covers a lot of mistakes.&amp;nbsp;The overall plan can have a few flaws  if the care, interest, and attention that has been lavished on your home shines  through.)&lt;/P&gt; &lt;P&gt;So where do you start?&amp;nbsp;Put on new glasses first.&amp;nbsp;Put on your  &lt;I&gt;Objectivity Glasses.&lt;/I&gt;&amp;nbsp;They are the lenses through which you can see  your house as you would see a stranger's house.&amp;nbsp;Forget the fact that your  25 disintegrating birdhouses belonged to your dearly departed Aunt Mary...look  at them realistically and realize that Aunt Mary passed on 28 years ago and the  bird houses should have gone too.&amp;nbsp;Look objectively at every element in your  yard and be ruthless as you determine what goes and what stays.&amp;nbsp;&lt;/P&gt; &lt;P&gt;The fence by the front sidewalk...is it fresh and new, with a current shape  which contributes to a welcoming feeling, or does it just divide the space and  make you feel closed away from the front entry?&amp;nbsp;These are key  points.&amp;nbsp;Every garden and yard element should have a design  purpose.&amp;nbsp;The primary purpose is to be inviting and make people want to come  to your front door.&amp;nbsp;(Don't worry about being overly attractive and drawing  the wrong sorts of folks...both solicitors and burglars even go to ugly doors,  so your fantastic upgrades cannot in any way hurt you!)&lt;/P&gt; &lt;P&gt;It is often difficult to be objective about your own home.&amp;nbsp;There are a  few reasons for this.&amp;nbsp;One is that you probably put things out that you  loved in the first place.&amp;nbsp;In your mind's eye, they still look as new and  current as when you put them out there.&amp;nbsp;Another reason is that we can  easily train ourselves to overlook things that we convince ourselves aren't  really that bad.&amp;nbsp;(I had a house once with dark brown carpeting  throughout.&amp;nbsp;It must have been new when I moved in because it was in  beautiful condition.&amp;nbsp;I couldn't bring myself to rip out perfectly good  carpet, so I trained myself to overlook this mudpit brown carpet.&amp;nbsp;When I  was objective, it bothered me for all of the four years that I lived in the  house.&amp;nbsp;However, most of the time, I convinced myself to look past  it.&amp;nbsp;My house sold in less than two days.&amp;nbsp;Don't you know that in less  than 4 days after closing, all of that still-in-good-condition carpeting was out  at the curb?)&amp;nbsp;The woman to whom I sold the house is the type of person you  need on your side.&amp;nbsp;If you cannot look at your home objectively, enlist the  help a friend whose home looks lovely and who doesn't mind being  honest.&amp;nbsp;&lt;/P&gt; &lt;P&gt;Another person with whom to consult is a friend who has a good  decorator.&amp;nbsp;I talk with my sister a lot...she has a great decorator.&amp;nbsp;My  sister shares some of the information the decorator has shared in working on my  sister's home.&amp;nbsp;In addition, my sister tells me some of the things she and  the decorator discussed that my sister didn't choose to do...but they are often  great ideas.&amp;nbsp;&lt;/P&gt; &lt;P&gt;Specifically, there are a few basic areas for improvement.&amp;nbsp;In order,  they are:&amp;nbsp;&lt;/P&gt; &lt;P&gt;1) Neaten up existing landscape and hardscape.&amp;nbsp;Plants should not extend  over the edge of your gardens.&amp;nbsp;If they do, trim the plants, or extend the  edge of the garden, but plants which are jumping out of their designated areas  look unkempt.&amp;nbsp;Make sure your walkways, steps, and railings are neat; there  should be no broken pavers, weeds between the pavers, and lumpy edges.&amp;nbsp;Keep  the yard trimmed, with kids' toys and trash cans neatly to the side or rear of  the house.&lt;/P&gt; &lt;P&gt;2) Examine basic house exterior.&amp;nbsp;Paint or reattach shutters if  needed.&amp;nbsp;If you have too many to replace affordably, ask yourself if you  might not be better off removing all shutters.&amp;nbsp;An exterior which is a  little sparse may be preferable to one that is shabby.&amp;nbsp;Reattach any gutters  which are hanging down and clean them so that water flows away from the house  quickly and no weeds can be seen growing out of the shutters.&amp;nbsp;Again, use  your objectivity glasses.&amp;nbsp;I had a birds' nest behind my shutters that my  family and I found charming.&amp;nbsp;We loved to sit in the living room and watch  the birds fly in and out.&amp;nbsp;When I went to sell the house, the realtor asked  why all of the bird dew was on the stones near the window.&amp;nbsp;We were so  interested in the birds, that we never noticed the gifts they were leaving  us.&amp;nbsp;After the birds left and we cleaned up all the mess (I made my husband  do that), I had to admit that it did look a lot better.&amp;nbsp;&lt;/P&gt; &lt;P&gt;3) Look to make enhancements.&amp;nbsp;This is where the fun really  starts.&amp;nbsp;Start at the street.&amp;nbsp;Look at your lamppost and your mail  box.&amp;nbsp;Are they clean?&amp;nbsp;Wash the glass in the light and get rid of any  dirt (usually gifts from birds) on the top of the lamp and the top of the mail  box.&amp;nbsp;Does either look shabby?&amp;nbsp;If all it takes is a coat of paint, get  going.&amp;nbsp;Pick a paint which complements the rest of your color  scheme.&amp;nbsp;If they need more improvement, consider replacing them.&amp;nbsp;Select  something which not only complements the style of your home, but something that  looks current.&amp;nbsp;There are lamp posts and mail boxes for every taste and  budget.&amp;nbsp;Mailboxchief.com is one good source for mailboxes, house numbers,  flags, and accessories for every style and price.&amp;nbsp;There are lighting  options which are environmentally friendly (those which use little energy and  point the light downward, so as not to add light pollution to the night skies)  and there are mailbox options which are attractive and secure so you not only  enhance the appearance of your home but keep your mail, and hence your identity  safer.&amp;nbsp;Use your creativity here to really make a statement right out by the  street.&amp;nbsp;Then go closer to your home.&amp;nbsp;Look at your  driveway.&amp;nbsp;Consider a coat of blacktop sealer if needed.&amp;nbsp;Walk up your  front walk.&amp;nbsp;Does the landscaping look well cared for and cohesive?&amp;nbsp;Are  there nice spots of color?&amp;nbsp;You can add flowers or decorative hardscaping  elements to bring color and interest into this area.&amp;nbsp;If your bushes fairly  well fill the area, consider adding a few pots of plants for color.&amp;nbsp;I even  added an outdoor table under a window, just so I could put seasonal items of  interest on it.&amp;nbsp;&lt;/P&gt; &lt;P&gt;If you need some major landscaping and hardscaping improvements, consider not  just materials and function, but current style.&amp;nbsp;Look carefully at new  gardens which are being put in near you.&amp;nbsp;You will probably notice that  there are plantings on both sides of the curved from walk now, as opposed to  plantings only up near the house and bordered by a straight sidewalk, which is a  substantially older look.&amp;nbsp;Your improvements need to incorporate not only  new materials, but current shapes and methods for using materials if you want  the end product to really carry a fresh look.&amp;nbsp;Again, pay attention to other  homes, magazines and landscaping centers to get your ideas.&lt;/P&gt; &lt;P&gt;Get creative.&amp;nbsp;While pots of flowers remain the number one choice for  colorful seasonal welcome, there are other options too.&amp;nbsp;One year I painted  faces on my Halloween pumpkins instead of carving them.&amp;nbsp;Then at  Thanksgiving I just turned them around and made them part of a harvest scene  with gourds and Indian corn.&amp;nbsp;At Christmas, I painted a Santa Claus face on  one and a Mrs. Claus face on the other.&amp;nbsp;I put Santa hats on  both.&amp;nbsp;Believe it or not, they were still good at valentine's, so I spray  painted the whole pumpkins white and painted on big pink and red hearts.&amp;nbsp;(I  was all set to paint shamrocks on them next, but when I picked them up in March,  they were pretty rotten and fell apart.&amp;nbsp;Next time I put a plate under  them!)&amp;nbsp;The point is, for not much money, I had a lot of fun and really got  a lot of colorful impact...people really noticed my Valentine's pumpkins!&lt;/P&gt; &lt;P&gt;Consider some fresh new accessories such as house numbers, a storm door, door  bell button, door knocker, porch railing, and even a little tiny seating  area.&amp;nbsp;All of these things say, "welcome...we're glad you're here...come,  stay, and enjoy our home."&amp;nbsp;They all help create the feeling of welcome that  extends not just to your guests, but to you and your family as well.&amp;nbsp;And  that's what it's all about...making your house a place that says &lt;I&gt;welcome  home&lt;/I&gt;
