I don't really enjoy painting (well, the set up and clean up) but I love paint colors! In this article, I learned that there are four steps to choosing a paint color. First, the paint color must coordinate with the room's use. A kitchen's use is far different from a bedroom's use so one must consider the differences and determine your goal for that room's purpose. Second, it says to paint for the season. Although I don't know anyone who paints seasonally, colors can be warm or cold and accessories to the room can help make changes with the seasons. Third, it says to consider the direction of the room. A South-facing room that receives a lot of sunlight has a different appeal that a North-facing room. You can warm up or cool down the rooms as needed. And, fourth, is harmony. Paint colors can give balance and proper flow. I never really thought about any of these. What can you change to help move towards green living?<br /><br />Using the dishwasher for a full load of dishes rather than handwashing dishes helps reduce the use of water. Instead of pouring out those last few drops or warm glass of water, use that water for feeding your plants. And, while you're waiting for the shower to warm up, catch that clean water and feed the pets! <br /><br />If you can't afford to change all of the light bulbs throughout the house, start by switching out only those bulbs used most frequently with CFL or LED bulbs. Go around the house and unplug all unused appliances and electronic products. Just because something is turned 'off', doesn't mean it is not using electricity. <br /><br />Have old appliances? It may make good sense to get rid of those old units and buy new energy-efficient appliances. They'll not only improve the value and cosmetics of the house but also save money on utilities and run more efficiently.<br /><br />Get the newspaper? Tossing it in the recycle bin is a good step but rather than just tossing it, see if you can put it to good use. Painting soon? Put newspapers down to catch drips. Have a cat? I call myself 'A Cutter'. If you have watched the movie 'Hoosiers', you'll know what I mean. If you haven't seen the movie, you need to and you'll love Bloomington even more!<br /><br />A survey by Pew Research Center shows that nearly 4 of 10 people never left the place they were born. People who move do so to pursue economic opportunities while people who don't move say it's because of their family or other community connections.<br /><br />The survey shows the biggest difference between movers, is linked to the geographic and educational factors. Almost half of the adults living in the Midwest have been there all of the life while fewer than one-third living in Western states same the same thing. And, 3/4 of college graduates have moved at least once while only half of people without a college diploma have moved.<br /><br />So, where is Home?? The survey also shows that 38% of Americans say the place they consider home is not where they currently live. 26% refer to Home as the place where they were born. 22% refer to Home where they live now. 18% say it is where they lived the longest. 15% say it is where their family comes from and 4% say it is where they attended high school. 57% have never lived outside their current state. 37% have never left their hometown (me!) and 20% left their hometown but didn't leave the state.<br /><br />Many people call B-Town home. We are fortunate in B-Town. The real estate market may feel national stress but it is insulated from the drastic market changes. We have seen an annual increase in pricing around 3% to 5% each year for the past several years so seeing a drop of 2% is hardly one year of appreciation to what we have grown accustomed. Sales peaked in 2005 and have been steady for the past few years, slightly dropping each year.<br /><br />Foreclosures are only 6% of the total home sales. It's exciting to see the unity and changes taking place, even for those who did not vote for the new President. You couldn't help but to be emotional today. It was a day of history and we shall always remember that we are blessed to live in the U.S.<br /><br />With the changes to the GOP, we are optimistic that we'll see changes to the real estate industry. As I've said before, B-Town is a protected bubble surrounded by counties that have experienced the nation's decline in real estate. Being a college town, we have avoided much of the devastaion of home values and bank repos like so many others have had. <br /><br />It's January and our office has been so busy with listings, sales and rentals. People have the holidays behind them and the Spring in front of them. Think Spring.....Think Real Estate! It's already time to be doing that! Rates are great and values have held steady. This time last year, there were 50 more listings than now. And, this time last month, there were 55 listings more than now. It seems as though sales have slowed so people have withdrawn their listings. This makes the remaining listings more competitive, especially when the interest rates are at an all-time low! If you are thinking about selling your house, don't wait until Spring! We typically see listings increase between February & April, so get a jump on it and you'll be more competitive with less competition out there!<br /><br />In 2008, we had 1175 residential sales. That is 200 less closings than we had in 2007 and 250 less closings than we had in 2006. The good news in this can be found in a cycle of 8-10 years. I am confident that we'll see an improvement to the real estate market. Locally, we have not had the drastic increases in value and fortunately, we have not had drastic declines in value either. As many people do, we pause to reflect on the activities in 2008 and we set goals and prepare for the year ahead. Our sales were slightly down but we are very fortunate in B-Town and have not seen a dramatic decline in sales or values like many areas around the U.S. We are optimistic that we'll see an improvement in 2009. We just hope it's in the 1st or 2nd quarter instead of the 3rd or 4th quarter! :)<br /><br />The Team of Choice is very grateful for the business we've received in 2008 and we look forward to serving you in 2009!
