Hard times for most make it a tough year to celebrate.  If we look to what we have verses other much more unfortunate, it helps a lot to celebrate. &lt;br /&gt;&lt;br /&gt;I think that one of the best ways of showing a spirit of the season is to share with those who don't have as much as we do.  There truely is more happiness in giving and we can find ways to do so this season.&lt;br /&gt;&lt;br /&gt;One way is to be a secret Santa.  You can go to people you know or just drive to a store or a gas station or an area that you might have a lot of people around.  Giving to those that might need maybe food, maybe some cash, maybe some gas.  Maybe for a child a toy.  Doing for a stranger that can't repay you is the best feeling in the world.  It doesn't have to be much but I say give till it hurts a little.&lt;br /&gt;&lt;br /&gt;We all have much to be thankfull for.  Even if there is a death in the family, even if you lost your job or lost a lot of money in the stock market.  There is so much we do have.  Look at the positive and help others. That could stir up a "hornets nest" for some.&lt;br /&gt;&lt;br /&gt;What appears to be most likely to pass is an extension of the $8000 through March 31, 2010 and then a drop of $2,000 for each quarter following.&lt;br /&gt;&lt;br /&gt;Hearry Reid- Navada's Senate Majoriey Leader and Senate Finance Committee Chairman is the leader of the extension. &lt;br /&gt;&lt;br /&gt;Let's support this plan and call your Senator's to let them know you support it.  We as a group should be able to make it happen. &lt;br /&gt;&lt;br /&gt;We will watch the news closely for udates. We immediately joined and are excited about working with them to increase our presence in the Lehigh Acres market.&lt;br /&gt;&lt;br /&gt;First meeting we will attend is today at the Majestic Golf and Country Club. Why do I say that? Comon sense!  Let's forget the rumors.  Let's forget what the media says. As a real estate broker, I sell homes.  Homes are selling. Homes are selling with multiple offers. That drives up the prices and shows upward turn in the market.&lt;br /&gt;&lt;br /&gt;It's a pretty simple to put the peices together.  So here's the rest: There is just too many of us who care about Lehigh Acres  We will take Lehigh to a level that will be attractive to anyone looking for a nice place to call home.  Florida is a great place to live and the availability of fair priced homes in Florida is becoming more and more of a commodity.  What that means is- 0ut with the theives that have been stealing appliances and a/c's and trying to take away our peacefull life here and we will prevail. Our public service workers got a big hit the beginning of this week when the county followed throught with firing of 40 fire fighters here just in Lehigh Acres. &lt;br /&gt;&lt;br /&gt;Just a few weeks ago, at my office, my staff had to call 911 for me due to some chest pains I was having.  Just a few minutes later, the Lehigh Acres paremedics showed up and started immediately checking me, treating me and getting transported to a local hospital.  When I spoke to the girl that was caring for me about the possible cut backs, she informed me that she was in fact one of the ones that was on the chopping block. &lt;br /&gt;&lt;br /&gt;I sat there and listened to her story on how sad this possible cut back would effect her life and how much she loved her job and my heart really broke for her.  Well I was just thinking this morning that she is out of a job now.  I hope for her sake she is able to find a job elsewhere and or that she has another career to follow up on.&lt;br /&gt;&lt;br /&gt;I would love to get a hold of her and offer her a change of careers at my company. If the market itself wasn't a reason to rethink what business to be in and the market crashing still being so fresh, now we got Chinese Dry Wall to contend with. Where did that come from? Look at housing prices now! Falling falling falling.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;It is reported that during the housing boom 500 million pounds of this nasty stuff was imported into the US  a few years ago.  That equates about 100,000 homes built this drywall in the United States alone.&lt;br /&gt;&lt;br /&gt;Wall Street Journal reports that the danger is to electric, fire and health.  This leaves many homeowners with a big decision to make.  The EPA revealed that the drywall contained elevated levels of strontium sulfide, as well as several organic compounds associated with the production of acrylic paint which were not present in samples of U.S.-made drywall.  What that exactly means, we don't know yet but it does not look good.&lt;br /&gt;&lt;br /&gt;The cost to rehab these homes is over $20,000 as all the drywall, insulation and some of the plumbing as well as the air conditioning  air handler needs to be replaced.  So what does this leave for homeowners?  Many are just plain walking away.  Some are trying to deal with the issues. When the buyers asks for modification to avoid the foreclosure, they are told the help is available.  In fact most times the help available is not enough to save them. So the cost is passed on to the bank to foreclose, manage and resell at a price that is out of control low.  How's that for fair?  Is there anywhere we can call safe anymore?  The New Yorker should look at their own neighborhood and take the plank out of their own eye before taking the speck out of ours. When is the time to buy? If You buy now, will your home be worth less in a year from now? These are all the questions that many are asking themselves now and are seeking out advice from &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_0"&gt;Realtors&lt;/span&gt;.&lt;br /&gt;&lt;br /&gt;To first clear up a common misconception- Realtors are not fortune tellers. They base their "educated guesses" based on history. That's all "we" have. History shows that our finance system is like a clock.&lt;br /&gt;&lt;br /&gt;As told by Peter S&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_1"&gt;witzer&lt;/span&gt; of the Daily Telegraph "A clock at 12 o'clock is boom time. At one o'clock interest rates are rising. By two, share prices start to fall and by three commodity prices start to fall too. At five, real estate feels the pinch and six o'clock is recession. At seven o'clock the Reserve Bank cuts interest rates to kick-start the economy and by eight share prices anticipate an improving economy, beginning to rise. Commodity prices perk up at nine o'clock and, as unemployment falls, real estate makes a comeback about 10 or 11 o'clock."&lt;br /&gt;&lt;br /&gt;This is how the system has worked for hundreds of years. So based on this clock, where are we today? Looks to me based on the bail out plan from our federal &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_2"&gt;gov't&lt;/span&gt; just being passed and Reserve banks cutting interest rates that we should soon see an upswing and we are pretty close to the bottom and recession status. Pretty clear isn't it?&lt;br /&gt;&lt;br /&gt;So it appears to me and it should to you also that now would be a great time to buy. Wait too much longer and prices may start to rise and there may have been great "missed" opportunities.&lt;br /&gt;&lt;br /&gt;Bottom line and my point in this article is this: If you are even remotely &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_3"&gt;thinking&lt;/span&gt; of buying and fall into one of the great programs that have been released as recently as this past weekend- get with your realtor and start looking. This is a valuation report that is done by a real esate agent or broker to determine price for a home in a particular market at a particular time.  Even though they are used quite frequently by lenders getting ready to foreclose on a property, or allow a particular price for a short sale, this valuation report is not new to the industry.  Prior to the dramatice increase in foreclosures and distressed sales, when a borrower was to refinance or regular loan servicing would be reasons for a lender to order a BPO.&lt;br /&gt;&lt;br /&gt;Now that you know what they are, we want to tell you when it would be wise for you to utilize one for your own benefit.  First if you are an investor and are considering a short sale of a property, it would be prudent for you to order your own BPO so you will know approximately what the bank expects or may be willing to price their home.&lt;br /&gt;&lt;br /&gt;How do you get one of these BPO's?  If you do a google search of your area of agents that perform these reports, you can contact them individually to order one. Is there any hope of recovery?  South West Florida is down 12% in the housing market with the nation being 7% down.  Being above the national average brings even more stress to our local economy.  So when and how will there be a change upward?&lt;br /&gt;&lt;br /&gt;There are signs to show that by the end of 2008 we should be seeing a sign of the turn.  Excess building accounts for a lot of the local problem here in Lee county as well as of course the banking mess.  With the interest rates dropping that will create a demand in the market that will help the turn around.  So if this is the case, what can we do to survive for the next 12 months or so? &lt;br /&gt;&lt;br /&gt;For us Real Estate Professionals, we need to "get back to the basics".  Now more than ever is the time to focus on customer service like no other time.  Additionally we need to downsize our operations and stay in the game.  Real Estate professionals are dropping out like flys. Because of his concern, he pulled the car over and the person driving as a passenger was not a person at all but instead was a &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_0"&gt;mannequin&lt;/span&gt;.  The driver was using this unsuspecting retired from Macy's doll as his passenger so he could drive on the HOV lane.  Well the driver got what the officer thought he had coming- a ticket for driving in the HOV lane. Cape Coral being the number 1 and Lehigh Acres close behind.  What is the cause of all these foreclosures.  In most cases people owe more than the house is worth now that prices have dropped.  These people most likely financed with 100% loans with a 3/1 arm.  The prices have gone up because of the arm and now they can't afford the new payments.  When originally getting these loans the thought was; I will refinance before the rate goes up.  It was a great thought but no one knew that prices would drop and it would be impossible to refinance when you owe more than the house is worth.  Very sad situation. &lt;br /&gt;&lt;br /&gt;Is there any help?  There are some avenues that you can try if you find yourself in this situation.  We will cover them breifly here but we encourage you to contact us for more information to see if your situation could be handled within the terms we discuss.&lt;br /&gt;&lt;br /&gt;&lt;ol&gt;&lt;li&gt;You can talk to your lender and explain the situation to them and show them how you cannot afford the payment but would like to see if they can reduce the interest rate.  This has been done but in most cases, don't count on it.  It is a long shot.&lt;/li&gt;&lt;li&gt;You can hire a specialist in dealing with these situations (some real estate brokers or realtors may handle these) and let them work out a plan to try and get your lender to either do as #1 suggests or a short sale or deed in leu of foreclosure.  Please understand that there is no guarantees with trying this method but your chances are much greater when you use these specialists.  They know what the lenders want to know and how to present it to them.  The only drawback is this is not done for free.  You are already in a negative financial situation and you have to spend money here ( usually from $500-1,500) and there is no guarantee it will work. I have listed them below for your convenience.&lt;br /&gt;&lt;br /&gt;Lehigh Elementary School - B&lt;br /&gt;Sunshine Elementary- A&lt;br /&gt;Veteran's Park Elementary- A&lt;br /&gt;Mirror Lakes Elementary - B&lt;br /&gt;Gateway Elementary - A&lt;br /&gt;Gateway Charter School - A&lt;br /&gt;&lt;br /&gt;We are pretty impressed with the scores for Lehigh's Elementary schools.  I think that it shows a great improvement in some schools and a continued greatness in others.  You really can't go wrong in any of these schools as even a B is a good school.  Way To Go Lehigh. If uniforms are needed, Walmart is a great choice to buy them.  They stock a huge inventory of the generic uniforms needed in Lehigh Acres Schools.  Also if you go to Walmart you can get the list of your schools supply list for your child's school and grade.  Then you can get those supplies right there.  One stop shop for all your back to school needs.&lt;br /&gt;&lt;br /&gt;The kids look forward to summer vacation but after the long weeks of "nothing to do" they are excited to get back in most cases.  Each school has an open house prior to school start date and this is usually announced through an invitation in the mail.  If you forgot or did not get one, you can google their school name and find their web site.  It will be listed there.&lt;br /&gt;&lt;br /&gt;My only advice is to shop early and don't stress yourselves by waiting until the last minute for back to school uniforms and supplies.
