The point of this will to allow first time buyers (any and all buyers are encouraged to go, even if they own or have owned in the past) to talk to a loan officer, find out what program the qualify for, how much they can afford and then take that information and look at whats available on the market and setup showing times if you find any homes you maybe interested in. I will be serving light refreshments. Hope to see as many of you there as possible.

-This event will be at 89 Amherst St in nashua (century 21 Cardinal)
- please RSVP via email to realestatebill31@yahoo.com with what time you would like to meetBill Brownhttp://www.blogger.com/profile/06433732081721005274noreply@blogger.comtag:blogger.com,1999:blog-3754377576967013395.post-73581882056004159612007-03-26T23:54:00.000-07:002007-03-26T23:57:21.490-07:00Nashua sales dataFrom NNERENMLS.COM for Closed homes Nashua NH
Date range 3/17/07-3/26/07
Number of Sales:10
Hi:415,000
Low:190,000
Median:240,000
Avg:271,140
Days on Market:58Bill Brownhttp://www.blogger.com/profile/06433732081721005274noreply@blogger.comtag:blogger.com,1999:blog-3754377576967013395.post-39383907646438588522007-03-26T23:36:00.000-07:002007-03-26T23:50:33.322-07:00Short salesWith the resent rise in foreclosures, many listings may include the term pending bank approval. This means that the bank must agree to except less then is owed on the mortgage to avoid foreclosure. This type of buy is known as a short sale or Deed in lieu of foreclosure. Some people ask why the bank would consider releasing the homeowner from the mortgage and except the lower amount. This is because foreclosing on the property is expensive.
Other options that may be available to homeowners is forbearance. If you are granted a forbearance you don't make payments on the loan, but interest is still accumulating. Banks will use this to avoid foreclosure if the homeowner has a temporary loss of ability to pay the loan, such as being laid off.

If you find your self facing foreclosure, call your lender. They want to avoid foreclosure and will help work out away to get out of your home, or keep it. Sometimes they may permit someone to assume your mortgage.Bill Brownhttp://www.blogger.com/profile/06433732081721005274noreply@blogger.comtag:blogger.com,1999:blog-3754377576967013395.post-84288600124604472312007-03-24T12:24:00.000-07:002007-03-24T12:30:54.467-07:00Improve the interior Appeal

Paint the rooms. The current market has plenty of homes for sale, so you need to make your home stand out from the first impression. Once your in the mindset of the buyer do a drive by of your home and write down everything the sticks out about its appearance. Have a friend drive by and make sure that you haven't missed anything. Check for exterior problems like damaged shingles ,clapboard and vinyl siding. Make sure to fix the areas that are damaged. Inspect your gutters for any obvious damage. Look at the shutters and make sure none of them are damaged. Clean up the clutter of outdoor furniture and throw out anything that is beyond repair. Make sure that everything is in working such as door knobs and door bells. Once you have all the problems identified make sure to touch up the paint and remove any thing that has accumulated on the house such as moss, bees and bird nests and spider webs. After the exterior of your house has been touched up, Next is the landscape of your home. Trim bushes and remove weeds. Make sure to plant colorful flowers and mow the lawn regularly when it is on the market.

Next I will discuss what is needed to improve the interior of your home to appeal to home buyers!Bill Brownhttp://www.blogger.com/profile/06433732081721005274noreply@blogger.comtag:blogger.com,1999:blog-3754377576967013395.post-44993029360421381092007-03-17T12:36:00.000-07:002007-03-17T12:46:02.680-07:00Updated Nashua Data3-5-2007/3-16-2007
# of sales:7
High: 278,000
Low: 223,000
Median: 263,000
Avg: 250,657
Avg Days on Market:132 days

3-17-2006/3-17-2007
Total Units Sold: 559
High:950,000
Low: 115,000
Median: 284,500
Avg: 312,877
Avg Days on market: 78 daysBill Brownhttp://www.blogger.com/profile/06433732081721005274noreply@blogger.comtag:blogger.com,1999:blog-3754377576967013395.post-60812678905907985822007-03-07T12:30:00.000-08:002007-03-07T12:38:27.128-08:002004-2006 sales dataNashua NH
2004
Total Volume $221,215,390 total units sold 750
Hi price 900,000
Low price 107,900
Median 269,950
Avg 294,954
Days On Market 52
2005
Total volume 235,941,904 total units sold 750
hi 1,000,000
Low 101,000
Median 289,000
Avg 314,589
Days on Market 58
2006
total volume 180,319,050 total units sold 579
hi 950,000
lo 87,000
Median 284,900
Avg 311,432
Days on market 76
So far in 2007
Total volume 17,977,644 60 units sold
Hi 615,000
lo 123,000
Median 266,250
Avg 299,627
Days on Market 101

Source:www.nnerenmls.comBill Brownhttp://www.blogger.com/profile/06433732081721005274noreply@blogger.comtag:blogger.com,1999:blog-3754377576967013395.post-24567946330270678382007-03-04T13:06:00.000-08:002007-03-04T13:15:50.768-08:00Nashua Sales DataHere is the sales data from Nashua NH from the last week 02/25/2007-03/04/2007.
These are for Single family residences
High Sales Price:615,000
Low Sales Price:170,000
Total sales 9
Avg Price:295,044
Median:255,900
Avg Days on the Market:92 days
If you would like to see similar data for other towns or time periods feel free to email me @ realestatebill31@yahoo.com

Sources:www.nnerenmls.comBill Brownhttp://www.blogger.com/profile/06433732081721005274noreply@blogger.comtag:blogger.com,1999:blog-3754377576967013395.post-11395429480375289392007-03-01T02:46:00.000-08:002007-03-01T02:50:55.201-08:00Bank owned propertiesOne good strategy for buyers looking for a great deals is to find bank owned properties.
There are several reasons why these can be great deals. First the home owned by the bank is an Negative that it would rather unload. The bank makes no money sitting on the house so its in the banks best interest to move it as soon as possible. They make money by lending not selling properties.

If your interested in a list of NH Bank owned properties, just email me with the area your looking for( which could be a town(s) or County(s)), Price range and amenities to Realestatebill31@yahoo.com with Bank owned in the Subject line.Bill Brownhttp://www.blogger.com/profile/06433732081721005274noreply@blogger.comtag:blogger.com,1999:blog-3754377576967013395.post-82984949261867465812007-03-01T01:46:00.000-08:002007-03-01T01:52:14.242-08:00First time buyersDid you know that the fine state of NH offers some great first time buyers programs?
I've compiled this check list for first time buyers.
-Talk to loan officer, this step is key. Not only can a loan officer tell you how much you can afford they can also help people with less then perfect credit get back on track towards owning a home.
-Once you know how much you can afford, its time to select a buyers agent to protect your interests. If you just call the number on the sign of a home for sale, the person who answers is the sellers agent and represents the sellers interests. Luckily I offer Free Buyers Representation.
- Once you have a buyers Agent, Communication is key. Tell them what you want. They get paid by making sales happen and can also be your eyes and ears in the market place. If they know what you want they will be better able to serve you.
-Once you have found a home, talk to your agent about placing an offer.Bill Brownhttp://www.blogger.com/profile/06433732081721005274noreply@blogger.comtag:blogger.com,1999:blog-3754377576967013395.post-86553619626172992902007-03-01T00:30:00.000-08:002007-03-01T00:32:03.859-08:00First PostHi
Im a local Realtor here in Nashua With Century 21 Cardinal.
The purpose of this blog is to keep readers up to date with local happenings with Real Estate.
You can email me at realestatebill31@yahoo.com with any questions.Bill Brownhttp://www.blogger.com/profile/06433732081721005274noreply@blogger.com
