The RE/MAX Northern Illinois real estate network marked the opening of its newest office serving the metropolitan Chicago real estate market on May 1 with the debut of RE/MAX 1st Service at 15915 S. Crystal Creek Dr. in Homer Glen, IL. The owner of the new franchise is Kathy O’Radnik, an experienced broker/manager who is taking her first plunge into office ownership.

“Having my own RE/MAX office has been a dream of mine for some time,” said O’Radnik, who first entered real estate sales 30 years ago and has extensive experience in real estate sales management and as an instructor of real estate continuing education courses. In addition to managing a RE/MAX office, she has managed offices for Baird & Warner and ERA Real Estate in the southwest suburbs.

“Over the years, I’ve really been impressed with the entrepreneurial skills and professionalism of RE/MAX agents, and those are especially important traits in today’s challenging real estate market,” O’Radnik said.

“In this instance, all the stars aligned properly for me to make my dream come true. The office I was managing consolidated with another office, the opportunity arose to purchase the RE/MAX franchise in Homer Glen, and a number of excellent RE/MAX agents I’d been managing wanted to be based in this community, so creating a new RE/MAX office here seemed like the logical thing to do,” she said.

O’Radnik was fortunate to locate vacant office space in a great location just west of Will-Cook Road and near the Orland Park Sportsplex. The 2,000-square-foot office needed only some basic redecorating to turn it into a functioning real estate office. A resident of Orland Park, Ill., O’Radnik has been active in both the real estate industry and her community. Helping families reduce their exposure to identity theft while raising funds to aid Children’s Memorial Hospital in Chicago is the focus of a unique event planned that will run from 9 a.m. to noon on July 25. The Federal Trade Commission recommends that, to minimize the risk of identity theft, consumers should shred charge receipts, copies of credit applications, insurance forms, physicians’ statements, checks and bank statements and credit card offers that come in the mail.

RE/MAX has announced plans to begin operations in Brazil, the largest nation in South America, and to expand its existing operations in Australia, as the world’s most recognized real estate organization continues to enlarge its international presence. Two respected surveys of the nation’s top real estate brokerages reveal that RE/MAX sales associates outperform their competitors by a significant margin. Based on transactions closed in 2008, the REAL Trends 500 Survey found that RE/MAX sales associates averaged 13.2 transactions per agent, which was 36 percent more than their closest competitor. In the RIS Media Power Broker Report, RE/MAX sales associates were also ranked the highest of all national real estate franchises, averaging about 12 transactions each, nearly 33 percent more than the agents at the next ranked competitor.

“There are many ways to measure success in our profession, but it all comes down to how many sales you close,” said Margaret Kelly, Chief Executive Officer of RE/MAX International. “The economy has hit the real estate industry especially hard, but the most professional sales associates will always find a way to be successful in any kind of market.”

In both surveys, other companies were represented by higher numbers of sales associates than RE/MAX, but even with their superior numbers, they didn’t come close to the individual performance of the RE/MAX agents.

“The relative productivity of RE/MAX sales associates in the metropolitan Chicago real estate market actually exceeded the national trend,” said Jim Merrion, regional director of the RE/MAX real estate network in northern Illinois.

Based on sales data from Midwest Real Estate Data (MRED), RE/MAX agents averaged nearly twice as many sales in 2008 as the agents of any other major real estate organization, according to Merrion.

Nationwide and in the Chicago area, sales associates affiliated with RE/MAX also averaged higher dollar volume in their sales.

The REAL Trends 500 Survey revealed that, on a national basis, each RE/MAX associate averaged $3.2 million in sales last year, which was 31 percent above the second place organization. In the RIS Media Power Broker Report, RE/MAX associates also averaged over $3 million in sales, more than 36 percent better than the company ranked second.

“In today’s housing market, the consumer prefers experienced professionals who can get results, and we’ve always felt that RE/MAX associates are the best in the business, but these surveys provide the facts. We’re very proud of this recognition,” says Kelly. “Our associates perform better because they have more experience and hold more professional designations.”

First Quarter Sales Data Show Market Share Gain For RE/MAX In Chicago Real Estate Market

The RE/MAX Northern Illinois real estate network saw its market share of home sales in the City of Chicago, Illinois, increase from 6.5 percent at the end of 2008 to 8 percent at the end of the first quarter of 2009. As a result, RE/MAX now ranks third among brokerages in the Chicago real estate market based on residential transactions closed, according to data from Midwest Real Estate Data (MRED), the regional multiple listing service.

RE/MAX was the only brokerage organization with more than a 4 percent share of the city market in 2008 to gain market share during the first quarter of this year. Other firms in the 2008 top six and their market shares at year-end 2008 and for the first quarter are:

Coldwell Banker – 12.1 percent to 11.3 percent
@Properties – 9 percent to 8.4 percent
GMAC – 6.7 percent to 4.4 percent
Century 21 – 6.2 percent to 3.7 percent
Baird & Warner – 4.8 percent to 3.9 percent

“For the last several years, we’ve been heavily focused on increasing awareness of the RE/MAX brand and growing our market share in the City of Chicago, so these are gratifying results,” said Jim Merrion, regional director of the RE/MAX Northern Illinois real estate network.

“I’d say the major reason we gained share while other top firms did not is the skill of our agents and their ability to work effectively in the most active portions of a market that has been slowing significantly,” Merrion said. “We were among the first organizations to offer our agents training in working with distressed properties, whether that is a foreclosure or a short-sale situation, and that has been a key component of our market share gain.”

According to MRED data, RE/MAX agents were involved in the sale of 136 distressed properties in Chicago during the first quarter out of 978 that changed hands, a market share of 14 percent.

Merrion noted that a second factor in the increased market share achieved by RE/MAX in the city was the substantial slowdown in sales of condominiums, even as sales of detached homes improved. In the first quarter of 2009, sales of attached homes, which are primarily condominiums, fell 50 percent in the city. Sales of detached city homes rose 9 percent.

“In recent years, many city Realtors® have focused heavily or even exclusively on the condo market because it was so strong. Our agents understand that markets change over time, and what is hot today may be cool tomorrow, so they tend to take a more balanced approach to the business,” he said.

The market share percentages are based on the number of transactions completed on behalf of buyers and sellers by the agents of each brokerage organization. If agents from the same organization represent both the buyer and seller in a transaction, it counts as two transactions for market share purposes.

Yates Blvd., in the South Chicago neighborhood of Chicago, Illinois, will get an exciting introduction to hot air ballooning when the RE/MAX Hot Air Balloon and its crew visit the school on May 14. The visit is part of an on-going interactive educational program developed and sponsored by the RE/MAX Northern Illinois real estate network.

The 650 students and staff at Coles will learn about various aspects of ballooning, including its history, the scientific principles involved and a demonstration on how the balloon functions. The program will be presented at 9:30 a.m. outdoors on the south parking lot of the school, weather permitting, but can be moved indoors if required. The balloon envelope will be inflated with hot air to its full 75-foot height if the program is held outdoors. If the program moves indoors, the envelope is inflated with cold air so that students can walk inside it.

The 200 students and staff at the school will learn about various aspects of ballooning, including its history, the scientific principles involved and a demonstration on how the balloon functions. The program will be presented at 1:30 p.m. in the school gymnasium where the 75-foot-tall balloon envelope will be inflated with cold air so that students can walk inside it as part of the educational presentation.

Students also will go outside for a demonstration of the balloon basket and its propane burners, which heat air to lift the balloon.

The RE/MAX hot air balloon will make a special appearance at the 2nd Annual Freedom Elementary School Family Carnival starting at 5 p.m. on May 16. The school is at 11600 Heritage Meadow Dr., Plainfield, Ill.

Freedom students and others at the event will get an exciting introduction to hot air ballooning when the RE/MAX Hot Air Balloon and its crew present an interactive educational program developed by the RE/MAX Northern Illinois real estate network.
The program will begin outdoors at 5 p.m. as the 75-foot-tall balloon is inflated on the school grounds. Later, a presentation on the fundamentals of ballooning will be presented in the school gymnasium. At the conclusion of the program, at approximately 6:30 p.m., plans call for the balloon to lift-off from the school grounds for a free flight
