Okay, it's been a while since I've updated you with new listings. Sorry! May and June get crazy with business, marketing, vacations (I wonder what they are like) and continuing education classes and I let time get away from me. I write 2 blogs and maintain a website so I guess something had to suffer.

Raleigh home sales decline, prices stay flat, foreclosures drop

Triangle MLS figures for the [Raleigh, NC Area] show 2,217 homes were sold in March, a 28% drop from March, 2007 figures. The average home price was slightly higher at $235,175 where last year the average selling price was $233,763.

According to Triangle MLS reports, listed homes reached over 19,033. This figure represents an 8 1/2-month housing supply, ahead of the six-month supply that economists consider a healthy balance between supply and demand.

Foreclosure filings are up 2% from March 2007 but dropped over 18% from February 2008.

2008—the Best Year to Buy a Home in 35 Years

In April of 1973, mortgage rates were close to what they are today. Since that time, we have only had mortgage rates this low during 2001 and 2002, the height of the seller’s markets where there was little inventory. In the last two major buyer’s markets, one in the early 1980s and the other in the early 1990s, the rates were much higher.

In 1978, interest rates were at 9.75 percent, en route to 18 to 21 percent in 1980. In the early 1990s, the rates were hovering in the 11 to 12 percent range. Thus, today’s buyer’s market, with exceptionally low mortgage rates plus a substantial supply of inventory, is the best time in decades to purchase.

Check out historical data from the Federal Reserve regarding contract interest rates on commitments for fixed-rate first mortgages.

If you are on the fence about buying a new home, now is a great time to move. If you are afraid of selling your home in a buyers market, think again. You will save more than you lose when you sell you current home and buy another.
