It's true that most people that walk in our office are seeking a good deal on a timeshare. We also see visitors interested in general real estate properties. We have two departments at Paradise Real Estate and Timeshare Resale; the timeshare resale division and the real estate division. Just like the timeshare resale business, we focus on nice vacation properties at very deep discounts. We are currently working with pre-foreclosures, short sales, and bank owned properties. You would not believe the prices on some of these properties! We are not talking about depressed areas either. If you would like to own a Lake Tahoe home or invest in a vacation rental property, please call me at 530-318-1945 or email me at mailto:dan@paradise-realestate.com. I would also be glad to email you a list of our current short sale and bank owned properties.
The recent government stimulus package allows first time home buyers up to an $8000 tax credit. In addition lower interest rates have created more activity in the Tahoe real estate market. We have seen an increase in buyers taking advantage of incredible home ownership opportunities and finally fulfilling their life-long dream to own a piece of Lake Tahoe. I encourage you to contact me directly so I can consult with you on the many tremendous opportunities in this RARE real estate market. If you would like to receive automatic email notifications when vacation homes first get listed please go to the link at Paradise Real Estate and fill out your criteria. We are all feeling the pinch and watching our expenditures a lot closer. Of course, this includes vacations. As a result, timeshare prices have hit bottom. The supply and demand theory is at work in our industry. We are seeing prices at many resorts hitting all-time lows.

This is very good news for timeshare buyers! For example, the resale price for a two bedroom lock- off unit at the Lake Tahoe Vacation Resort held steady around $10,000 for many years. Currently, these timeshares are selling for less than $7,500. This price would have been unheard of just a few years ago. The same is true with other popular Lake Tahoe resorts such as the Ridge Tahoe, Tahoe Beach and Ski Club, Tahoe Seasons and Hyatt High Sierra Lodge. If you have ever considered owning a timeshare, this is the best opportunity I have seen in my 26 years in the business! Paradise Timeshare Resale has hundreds of listings at Lake Tahoe, Hawaii, Wyndham/Worldmark point programs and other choice areas. I invite you to visit Paradise Timeshare Resale website and join Club Paradise. I would also like to express sincere THANKS to all of the wonderful Paradise Timeshare customers! We have and continue to enjoy providing the absolute best timeshare consulting service to buyers and sellers.

Now more than ever it is extremely important to spend our dollars wisely. Many of us have delayed purchasing discretionary items. For those of you who have waited to buy a timeshare due to expense, I encourage you to revisit the idea and see how a purchase now at historically low prices is an effective use of your money. Many of our listings are at rock bottom prices enabling the timeshare to pay for itself in a matter of just a few years. Call one of our timeshare consultants for an explanation of how this is possible at 1-800-996-2001 or simply visit our Paradise Timeshare Resale website.

Our timeshare owners say it is a great feeling to check out from their stay at the resort and pay absolutely nothing. They also feel extreme satisfaction at saving a huge amount of money they would have spent for the same accommodations as a guest of the resort. Another benefit our timeshare owners receive from Paradise Timeshare Resale is a property grant deed. This deed can be sold, willed, gifted, or rented to loved ones or friends.
A one time purchase of a timeshare provides continual year's of vacation accommodations. The savings with a timeshare just keep coming. There is NO financial return from your hotel visit, just a reminder of how much you spent when the next credit card statement arrives. Enjoy the resort with the status of an owner. A timeshare is more than a hotel room; most have kitchens equipped with utensils, plates, cups etc. Save money each day of your vacation by preparing meals in your own timeshare condo. Another great benefit of timeshare ownership is the ability to exchange your week to resorts worldwide. I received a phone call from an upfront fee timeshare resale company last week. The representative thought I was a timeshare owner of a Marriott Grand Residence Club. I was surprised I was being approached, but continued to listen. I was given an opportunity to learn from his selling approach. He delivered his company's pitch loaded with inaccurate statements and inflated values. He said I should price my timeshare at a much higher price than current market values which would give me a higher amount of proceeds. This is an old ploy to get the seller to list. Next he told me his companies advance fee requirements. Finally I revealed to him my ownership of a timeshare resale company. He was surprised to find out that we do not charge up front fees. I felt compelled to defend myself further by telling him we are sales people with a conscience. I was insulted when he said "do you know what a sales person with a conscience is?" He answered himself by saying "a BROKE salesman!" I corrected him by saying we have never charged up front fees and are very successful selling our clients timeshares. He lost interest in me and quickly hung up.

My staff and I hear almost daily how sellers have been robbed by timeshare company scams. They insist they can sell the timeshare for an unrealistic price and that their company's policy is to collect an advance fee of $300-$700 to list their timeshare. After paying the fee, seller's never hear from the scammer's again.

Sellers BEWARE! Never pay a fee in advance to anyone saying they can sell your timeshare.

Click here for other tips and valuable Seller Information

Paradise Real Estate, Lake Tahoehttp://www.blogger.com/profile/17540284531946715387noreply@blogger.com0tag:blogger.com,1999:blog-10587257.post-62805087427707825222008-11-14T19:44:00.000-08:002008-12-12T15:28:23.530-08:00Lake Tahoe ranks No. 1 in the nation amongst choice vacation destinationsI would like to share some great news; Lake Tahoe ranks Ngstos. 1 in the nation among choice vacation destinations and No.10 worldwide, according to TripAdvisor.com. The Destinations Awards represent the opinion of millions of travelers, according to TripAdvisor. Winners were determined by a combination of TripAdvisor travelers' favorite places and overall popularity on TripAdvisor.
"It is obviously a great accolade for the destination," said Andy Chapman, director of tourism for the North Lake Tahoe Resort Association. "Most importantly, it comes from people who have been here. "TripAdvisor is a social network. It is all about people gauging and voting and giving others their thoughts about their trips to the destinations. They spend about 35 weeks staying at the finest resorts around the world. Frank and Carol schedule one luxury cruise every year and the balance of their eight months of vacation is spent in timeshares. They currently own 2.7 million Fairfield points. This represents about half of their timeshare assets. Frank was kind enough to share his advice on how to maximize the use of Fairfield/Wyndham points.

Frank said the most important thing is to understand how the FairShare Plus System works. He suggests that you get very familiar with the Members Directory. There is a wealth of good information contained in the book. It explains the different types of reservations and how they work. The Members Directory has outstanding details on all of the 150 Wyndham resorts throughout the United States, Canada, Mexico, the Caribbean and South Pacific. The directory details the facilities at each resort and exactly how many points are required for your reservation. There are four seasons at Wyndham resorts: Prime, High, Value and Quiet. Since all points expire in 12 months, you must learn how to manage your points wisely and Frank is an expert at this. He is always able to stay at his favorite resorts in the desired rooms without wasting a single point in any year! If you have points that are about to expire, Frank recommends that you deposit them in the Points Credit Pool to extend the life or use them to purchase airline or cruise tickets so you do not lose them.

The key to Frank’s success is good planning. He maintains two separate calendars on his laptop computer. One is the couple's actual vacation planner that tells them the details of all their trips. It is filled out for the next 15 years, through 2022. Obviously, most of these plans are tentative but currently their vacation reservations are very solid through 2009. You need to be flexible when necessary. The second calendar is Frank's reservation schedule. This tells him exactly when to call the resort and make his reservations. Most are made 13 months in advance. He always calls on the first eligible day at 8 a.m. Eastern Time. If he happens to be on the West Coast, he will set his alarm for 4:30 a.m. so he is always one of the first to make a reservation. Frank knows exactly how many points are needed for every reservation. He takes full advantage of his Platinum Status in the Wyndham system to add more value to his points. This allows him to reserve earlier and often upgrade to a nicer unit.

Frank and Carol like the quality of the Wyndham resorts. They have wisely purchased most of the points at their favorite resorts. They really enjoy staying at the Welk Resort in Escondido, California where they own 1,200,000 points. They love the big rooms, separate adult swimming pool, golf courses and live theater. The couple also had a great time at the new Wyndham Vacation Ownership Resort at Lake Tahoe, The Resort at South Shore. The property is co-owned by Wyndham and their partner, Trendwest. WorldMark manages the resort and they were very accommodating. Frank and Carol liked the resort so much; they decided to purchase another 140,000 points so they could spend an extra week at beautiful Lake Tahoe. Maintenance fees always play a role in the couple's buying decisions. The Resort at South Shore currently has the lowest maintenance fees in the entire Wyndham system at $3.39 per 1000 points.

Here is the bottom line: managing timeshare points is more complex than managing a traditional timeshare week. However, some policies are the same for both. The most important rule to follow is plan ahead and always call on the first day you can make a reservation. This will allow you to get true pleasure from the perfect vacation with your family and friends. If you have any questions about timeshare points, please call one of our friendly experts at 1-800-996-2001. Great Deals on Wyndham Point Resorts

Paradise Real Estate, Lake Tahoehttp://www.blogger.com/profile/17540284531946715387noreply@blogger.com0tag:blogger.com,1999:blog-10587257.post-26365621648420475992007-07-20T12:35:00.000-07:002008-11-14T18:58:53.699-08:00Major Hotel Chains Help Legitimize Timeshare BusinessIt has been interesting to observe the changes in the timeshare business over the last 18 years. The industry has long been known for the high-pressure tactics used by sales and marketing teams in the aggressive attempt to close deals at resort presentations. Now the timeshare market is starting to be dominated by well-known hotel brands such as Marriott, Hilton and Starwood. These three companies currently account for approximately one third of all new timeshare sales in the United States. Buyers feel comfortable purchasing from large established corporations that they know are in it for the long haul. This has improved the reputation of the timeshare business and that is a very good thing.

Another factor that negatively affects the timeshare industry is that most new timeshares lose a large percentage of their value on the resale market. Remember, buyers and sellers establish the price of timeshares on the resale market. It represents the true value of all timeshares. The difference in the two prices is the developer’s exorbitant marketing costs to lure potential buyers to the resort and support a very expensive sales team. New timeshare buyers are still paying developer prices and that includes these huge marketing costs. Unfortunately, this is the way it has been for the last 30 years. That is why it is always best to buy your timeshares on the resale market from a reputable company like Paradise Real Estate & Timeshare Resale.

Paradise Timeshare Resale specializes in the two beautiful Marriott properties here at Lake Tahoe: Marriott Grand Residence Club and Marriott Timber Lodge. We will show you how to save thousands of dollars at these five-star resorts and still enjoy most of the same major benefits provided by the developer. Simply call one of our friendly timeshare professionals right now at 1-800-996-2001. You will see just how affordable a first-class timeshare can be when you buy from the right source.

Paradise Real Estate, Lake Tahoehttp://www.blogger.com/profile/17540284531946715387noreply@blogger.com1tag:blogger.com,1999:blog-10587257.post-23399114940113693042007-05-17T15:33:00.000-07:002007-05-17T15:39:01.517-07:00Benefits of Owning a TimesharePurchasing a timeshare from Paradise offers many benefits besides the incredible low price. The simple answer is the time of year that you most like to vacation. If you have children in school, this pretty much restricts you to the prime holiday weeks and the summertime. Timeshares are just like hotels, the price increases with higher demand. Holiday weeks like Christmas, New Year's, Fourth of July and President’s Week are the most popular and most in demand at Lake Tahoe and most resort destinations. Accordingly, these “Platinum” or “Diamond” fixed weeks are the most expensive timeshares.

The next price level is prime season. Lake Tahoe is a unique timeshare market because there are two prime seasons: winter and summer. The resorts are usually full during the peak ski season from January through March. July and August are even more popular. If you purchase a prime timeshare week at Lake Tahoe, you will be pleasantly surprised with the exchange value.

Another great benefit of owning a timeshare at Lake Tahoe is that spring and fall weeks are priced as swing weeks but they exchange as mid-season weeks in other locations. If you are more flexible on vacation timing, you can save big money on a swing season week. Remember, Lake Tahoe is fabulous 12 months a year! However, we always recommend buying in prime season if you can afford the difference because these timeshares will definitely have the most exchange power and will likely always hold their value. Please call one of our friendly timeshare agents at 1-800-996-2001 or visit the Paradise Timeshare Resale web site for answers to all of your timeshare questions. Our goal is to find you the perfect week at Lake Tahoe or Hawaii.

The two major exchange companies rate timeshare weeks into three categories. At RCI, red is high season, white is mid-season and blue is swing season. At II, red is high season, yellow is mid-season and green is swing season. Both have their advantages but most of our customers prefer deeded ownership, especially for a first purchase. With a deeded timeshare, you are always certain of exactly what you own. It is simple and user friendly. You have 8 days and 7 nights at your home resort every single year for the rest of your life and beyond. Of course, deeded ownership also allows you to exchange your timeshare for a fabulous vacation at any one of thousands top resorts around the world.

Points are usually associated with the larger timeshare developers. The most popular are Fairfield, WorldMark Trendwest, RCI, Shell, Pacific Monarch, Disney, Marriott and Hilton. When you purchase points, they can be used at any resort in the developers system. Points-based timeshares generally give owners more options as to how the time can be used. You may be able to split your week into several two or three day vacations. There are a specific number of points required for each night at every resort. This number varies depending on the size of the unit and the season. You will need more points to stay during the prime season than swing season. A two-bedroom unit would obviously require more points than a one-bedroom timeshare. The number of nights that can be used each year depends on the number of points that you own. This also affects your annual maintenance fee.

Points are attractive because they appear to offer the most flexibility. However, if the offer sounds to good to be true, then you should beware. Make sure you know exactly what you are buying. When you purchase points in most systems, you do not get a deed. Owning points can be confusing because every point program is different. Many are memberships and point values can change over time. In five years, you may have to buy more points to get the same unit as today. In many cases, if you convert your deeded ownership to points, you cannot resell them. Some have paid as much as $699 to thieves disguised as timeshare resale brokers. They will lure you in with an exorbitant sales price that is well above the true resale value of your timeshare. They will gladly take your money, usually disguised as nonrefundable appraisal or listing fees, then do absolutely nothing to market your timeshare outside of posting it on their web site. Regrettably, it is these types of companies that give timeshare resale a bad reputation.

Keep in mind that an appraisal is nothing more than an estimate of the resale value of your timeshare. A successful timeshare real estate broker like Paradise has a record of recent sales at your resort and knows the current market value for your timeshare. If you purchased your timeshare from a developer instead of on the resale market, this number will likely be considerably less than what you paid. The unscrupulous timeshare companies will actually invite you to call Paradise and get a quote. That makes them look better when they claim to be able to get thousands more for your timeshare. Here is the bottom line: an honest timeshare resale company will never charge an up front fee!

The only sure way to protect yourself is to list your timeshare with a licensed broker like Paradise Real Estate & Timeshare Resale that never charges an upfront fee and collects their commission at the close of escrow. Since 1989, we have been the leader in Lake Tahoe timeshare resales. We spend a fortune marketing our listings to potential timeshare buyers. Three are located in Lake Tahoe and one in Sedona. They are experts at exchanging their timeshare weeks to different resorts around the world. Their specialty is traveling to Europe. This friendly couple has exchanged 22 timeshare weeks during seven wonderful European vacations. They were very kind to share their secrets acquired over 10 years with us.

Sylvia and Gary offer the following advice to maximize your European timeshare exchange vacation. Number one, isolate one country or geographic area for the trip. Number two; you must be flexible with your schedule. A larger vacation window will give you more options. They will often schedule a four-week trip that uses three weeks of timeshare exchange and one week of traditional hotel stays. Number three; you must plan at least one year ahead of your vacation. Number four; you do not always have to use RCI and II to make your exchange. They have also had good success with Trading Places and DialanExchange.com. Number five; you can expect to find timeshare accommodations in Europe a little more basic than the traditional resort in the United States. The rooms are clean but with simpler furnishings.

Sylvia recommends that you do your homework before the vacation. This will not only help enhance your vacation experience but it will also save you money. You will know if good public transportation is available or if you need to rent a car. She recommends Rick Steve's “Europe Through the Back Door” country guidebooks. Make sure you get the current year so you have the most up-to-date information. The couple enjoys the luxury of being able to unpack for a week and really getting to know a new city and culture. “Our timeshare allows us to save money on meals. We like to go grocery shopping with the locals. We cook breakfast in the morning and usually pack a lunch for a day out exploring the town.”

Gary and Sylvia offer one final bit of advice for timeshare buyers “Never pay full price for a timeshare! You get a much better deal on the resale market from Paradise.”

Paradise Real Estate, Lake Tahoehttp://www.blogger.com/profile/17540284531946715387noreply@blogger.com1tag:blogger.com,1999:blog-10587257.post-1153340279274081612006-07-19T13:16:00.000-07:002006-07-19T13:18:01.210-07:00Timeshare Dollars and SenseThere are a number of ways that owning a timeshare can save you money as well as provide a great vacation every year. Number one, you will clearly enjoy a higher style of vacation as opposed to staying in a hotel. You are treated with the respect of an owner, not a renter. Timeshare resorts also frequently have great activities and tours arranged that will save you hours of planning. You can relax and enjoy this precious vacation time with your family and friends.

Number two, timeshare resorts generally offer accommodations that are much larger than the standard hotel room. You can stock up the refrigerator just like home. Number three, when you own a timeshare, there is no extra charge for additional people in the room like there would be in a hotel. In fact, there is no bill at all when you check out. You avoid paying the high occupancy taxes of 10 percent or more commonly charged at hotels.

Number four, when you purchase a deeded timeshare; you own it for life just like your home. You can sell it whenever you want or will it to your loved ones as a special gift. Another excellent benefit of owning a timeshare week is that you can rent it out for the extra income. The flexibility of exchange is one of the best features of timeshare ownership. There are numerous exchange companies in the United States. The two largest are Resort Condominiums International (RCI) and Interval International (II). RCI has more than three million members worldwide, who enjoy dream vacations at 3,700 affiliated resorts. Membership costs $89 for the first year and the exchange fee is $149 for U.S. resorts and $189 for international resorts. II has more than 1.8 million member families and more than 2,000 resorts. Membership costs $84 for the first year and II charges similar amounts for a completed trade. You would most likely join the exchange company that is affiliated with the resort where you purchased your timeshare. Some resorts have dual membership with both RCI and II.

Members can deposit their timeshare week one to two years in advance for exchange use at an earlier or later date. Your deposited week is evaluated for trade value based on the demand for that week at your home resort along with the resort location, resort quality, sleeping capacity and exchange demand. Usually you can exchange to timeshares of equal or lesser value. Exchange demand is identified by color as three different seasons. At RCI, red is high season, white is mid-season and blue is swing season. At II, red is high season, yellow is mid-season and green is swing season. Resorts are rated at RCI as Gold Crown or Resorts of International Distinction. II identifies its premier resorts as five-star. If you own a two-bedroom timeshare week in prime season at a five-star resort, you will likely be able to exchange it for a like unit at another five-star resort. That is why it is important to buy in prime season. You will truly see the value when you go to exchange your timeshare. However, if you like to travel during swing season, you can save big money on the initial purchase of your timeshare and still enjoy the benefits of exchange.

There are numerous ways you can maximize the exchange value of your timeshare. Both RCI and II recommend that you deposit your resort week as early as possible, up to one year before it starts or two years if your resort participates in the Early Deposit program. An early deposit improves your chances of a favorable match. You should also submit your exchange request early, as soon as you decide where you want to travel. Flexibility on choice of resorts and dates will help speed up fulfillment of your request. You should submit at least three different resorts and two different time periods.

Our friendly timeshare agents are happy to answer your questions about exchanging or any topic concerning timeshares. What they don’t teach you is how to get maximum value on the use of your timeshare. Don’t worry. Your friends at Paradise Timeshare Resale are here to help you! You may call one of our timeshare experts toll free at 1-800-996-2001 for the answer to any question on how to get the best return on your timeshare investment.

When it comes to getting the most value for your timeshare week, the first step is simple: Follow the rules for your resort and you will be a happy timeshare owner. The most important way to get maximum value for your timeshare investment is to book your week early. If you snooze, you lose. You must know the very first day you are eligible to reserve for the next year. Mark your calendar and do whatever it takes to remind yourself on that day. Call and reserve the week in your season that has the highest demand or select a week that you will definitely use. If your plans change, you can always bank the week.

Even if you plan to exchange your timeshare week, it pays to book early. Reserving the highest demand week in your season will also increase the trading value. Both RCI and II recommend that you deposit your resort week as early as possible, up to one year before it starts or two years if your resort participates in the Early Deposit program. The price is quite a bit less! However, it only makes sense to buy a swing season week if that is really your preferred time of the year to vacation. In many cases, it is wise to buy a week in prime season. Yes, it will cost you more up front but the first benefit is that the best weeks always hold their value on the resale market. They sell quickly as opposed to the off-season weeks that are sometimes difficult to sell. Here at Lake Tahoe, we are blessed with two prime seasons. Demand is strong in winter because of the excellent skiing, especially around the big holidays. Of course, the summer is always popular because of the fantastic weather and the kids are out of school. You will benefit with either high season because everybody wants to vacation at Lake Tahoe.

One of the biggest advantages of owning a timeshare is the flexibility you have to exchange your week to another fabulous resort anywhere around the world. When you own a prime week, this is where you will see the largest benefit. You will be able to trade for the very finest units during the high demand season. This truly gives you total choice to enjoy a premium vacation every year. It is even possible to exchange your prime week for two weeks. Please call one of our friendly timeshare experts toll-free at 1-800-996-2001 to learn more about the benefits of owning a Lake Tahoe timeshare in prime season.

Paradise Real Estate, Lake Tahoehttp://www.blogger.com/profile/17540284531946715387noreply@blogger.com1tag:blogger.com,1999:blog-10587257.post-1126039539803067652005-09-06T13:16:00.000-07:002005-09-06T13:45:39.810-07:00Expert Advice from Timeshare JunkiesSteven and Marilyn are self-confessed “timeshare junkies”. They own 24 weeks of timeshare and they use them all every year. It all started in 1983 when the couple was invited to a brunch while vacationing in San Francisco. They always enjoyed staying at the Fairmont Hotel and decided to purchase their first timeshare at San Francisco Suites, located about one block away. In 1985, Steven and Marilyn took another tour while on vacation in Hawaii. They soon decided to buy a timeshare on the Island of Kauai. After this second purchase from a developer, the savvy couple learned the most important lesson in buying timeshares: ALWAYS BUY ON THE RESALE MARKET FROM A REPUTABLE COMPANY LIKE PARADISE TIMESHARE RESALE. You will save 40 to 80% off the developer price! Steven and Marilyn visited the Paradise office during their current vacation in Lake Tahoe. “We found the Paradise employees to be very accommodating and they went out of their way to please us. We have already recommended Paradise to our friends.”

This friendly couple found they really liked the affordability and high quality vacations their timeshares provided at five-star resorts. They quickly added three more weeks in Hawaii so they could have a fixed vacation to celebrate the holidays with family and friends every December and January. They soon purchased more weeks in Hawaii along with timeshares in Lake Tahoe, Pacific Grove, Del Mar and Las Vegas. Now that Steve is retired, they spend a full 12 weeks in Hawaii every winter. In the summertime, you can find them relaxing in a lakefront cabin on the shores of beautiful Lake Tahoe. It is truly a first-class lifestyle. How much does all this luxury cost? “Our maintenance fees are $13,000 per year which works out to about $77 per day. We feel this is a fair price to stay in the finest suites with all the comforts of home plus the amenities of the best resorts.”

Steven and Marilyn were happy to share the knowledge gained during their 22 years as timeshare owners. “The number one rule is to only buy what you are going to use. Second, purchase only high demand weeks in prime season at the finest resorts. This is extremely important when it comes time to exchange. The exchange companies are calling us constantly for our weeks!” Steven and Marilyn recommend that you stay at a resort before you buy. “This way you really get a feel for the property, the staff and all the facilities. We like to play tourist and try all of the activities.” Be sure to learn about day use privileges and cleaning policies. They often exchange a week to a new resort and if they like it, they find the best deal on the resale market and make a purchase. In fact, they have done such a good job researching the resorts they own, they have never sold one of their timeshares! Steven and Marilyn like to buy deeded timeshares versus leasehold timeshares. They definitely do not like owning points. “It practically takes an Act of Congress to book a partial week with points.”

These timeshare junkies recommend that you get to know the manager and staff at your resort. “Remember that a few dollars tip can go a long way.” They both agree that the biggest problem with owning a timeshare is making the reservations. “When the developers tell you that you will always be able to get your preferred week or book at the last minute, don't believe them. You have to become an expert at this game to make sure you get the desired weeks.” They prefer resorts that handle their own reservations and like to make advance reservations while staying on the property if possible. “Make sure you mark the calendar to call on the first day that you can reserve the week that you want.” Thanks to Steven and Marilyn for sharing their expertise.

Paradise Real Estate, Lake Tahoehttp://www.blogger.com/profile/17540284531946715387noreply@blogger.com26tag:blogger.com,1999:blog-10587257.post-1119319235826651432005-06-20T18:54:00.000-07:002005-06-20T19:00:35.836-07:00The Truth about Classified Ads on the InternetAs you surf the internet for timeshare information, there are numerous web sites that offer classified advertising for timeshare resales. It looks like a pretty good deal. You pay a fee to place the ad and when your timeshare sells, you get to keep all the money. How can you go wrong? The answer is there are many drawbacks to this method of selling your timeshare. The difference between an online classified ad company and a dedicated professional timeshare company like Paradise Timeshare Resale with 16 years experience is as wide as the Grand Canyon.

First of all, these web sites are set up to sell ads, not timeshares. They will gladly take your money and put your ad up on the web site but that is usually the only marketing it will get. We never charge an upfront fee at Paradise Timeshare Resale. We earn our commission only after your timeshare is sold. We talk to hundreds of potential timeshare buyers every week that visit or call our office. All of our timeshare listings are aggressively marketed through our many advertising vehicles. These efforts include the popular “Hot Sheets” circulated at our office, skilled sales presentations, exposure on our web site, internet banner ads, TV commercials, radio spots, direct mail, print ads in newspapers and magazines along with many other marketing tools.

Secondly, do you really want to deal with the buyer directly? Do you have the knowledge and expertise to complete this real estate transaction? Will you be protected if something goes wrong? All of our friendly timeshare experts are licensed real estate agents. All of our transactions are handled through a title company to protect both the buyer and seller. Knowledge is power and Paradise has successfully completed thousands of timeshare transactions. We have seen it all and you can be comfortable with our experience on your side.

Another very important factor to consider is price. The resale market is extremely price sensitive. Many sellers will price their units way above fair market resale value. When this happens, there is practically no chance for a sale. Since we deal with many prospective buyers every day, we know the right market price that will make your timeshare sell quickly. Simply call 1-800-996-2001 for an honest appraisal of your timeshare with no obligation or visit our seller's page.

We are here to help you make the sale.

Paradise Real Estate, Lake Tahoehttp://www.blogger.com/profile/17540284531946715387noreply@blogger.com2tag:blogger.com,1999:blog-10587257.post-1113437560143692622005-04-13T17:02:00.000-07:002005-04-13T17:12:40.146-07:00How to Sell Your TimeshareThe best way to get the maximum return from your timeshare is to use and enjoy it. However, if you have stopped using your timeshare, it is probably time to sell. If you purchased your interval from a developer, you must accept the fact that you will likely take a significant loss on the resale. Many sellers have trouble coming to terms with this and hold their unit for several extra years. This will only increase the loss as you continue to pay maintenance fees and taxes.

Often times a prospective seller will call the resort and be quoted the current price from the developer that is very close to the purchase price. The first time seller does not realize that the resale market is totally different than buying from a developer. That is because the high cost of marketing has been removed.

Another dilemma arises when the seller calls an unscrupulous resale company that will grossly exaggerate the sales price in order to entice an upfront fee. Here is rule #1 when selling your timeshare: NEVER PAY AN UPFRONT FEE! These companies will tell you almost anything to get that listing or appraisal fee and then make little or no effort to sell your timeshare.

Paradise Timeshare Resale has been the market leader in honesty and integrity since 1989. We will quote the realistic sales price you can expect for your timeshare. We never charge an upfront fee! We collect our commission only after your timeshare is sold. What they don’t teach you is how best to use your timeshare. Don’t worry; your friends at Paradise Timeshare Resale are here to help you! You may call one of our timeshare experts toll free at 1-800-996-2001 for the answer to any question on how to best use your timeshare.

When it comes to getting the most value for your timeshare week, the first step is simple: Follow the rules for your resort and you will be a happy timeshare owner. The most important way to get maximum value for your timeshare investment is to book your week early! If you snooze, you lose. Know the very first day you are eligible to reserve for the next year. Mark your calendar and do whatever it takes to remind yourself. Reserve the week in your season that has the highest demand or select a week that you know for sure you will use. If your plans change, you can always bank the week.

Even if your intention is to exchange your timeshare week, it pays to book early. Reserving the highest demand week in your season will also increase the trading value. Both RCI and II recommend that you deposit your resort week as early as possible, up to one year before it starts or two years if your resort participates in the Early Deposit program. An early deposit improves your chances of a favorable match.

Paradise Real Estate, Lake Tahoehttp://www.blogger.com/profile/17540284531946715387noreply@blogger.com0tag:blogger.com,1999:blog-10587257.post-1110511808250299542005-03-10T19:27:00.000-08:002005-03-10T19:30:08.250-08:00Buying Tips To Maximize Your Exchange ValueHere are some tips on how to buy a timeshare that will maximize your exchange value. First, buy in a high demand resort area. Location, location, location! The old real estate adage is also true in the timeshare market. Lake Tahoe and Hawaii are always in high demand because of their one-of-a-kind locations.

Our next tip is to buy prime season. This way, you can reserve any time of the year at most resorts or for your exchange. A swing season timeshare will cost less but it has a low trading value and is difficult to resell at many resorts. Five-star and Gold Crown resorts are an exception. Lake Tahoe is a unique market because it has two prime seasons: winter and summer.

Finally, buy the largest unit you can afford. For example, a two-bedroom lock-off unit gives you the option of doubling your time with two great weeks of vacation. A larger unit will also give you more flexibility to exchange.

Paradise Timeshare Resale has 15 successful years of timeshare experience.
